Talk of the Town: Who’s Buying Wayland Town Center?

A Chicago real estate firm appears poised to take ownership of Wayland Town Center, marking the largest commercial property transfer in town since the project’s inception more than a decade ago.

According to documents in the Select Board’s Oct. 24 meeting packet, the buyer is Northpond Acquisitions, LLC, a Delaware company controlled by Northpond Partners, a private investment firm based in Chicago. The Select Board ran out of time and postponed a vote on an acknowledgment certificate for the sale of the town center until Nov.3.

Meanwhile, a newly formed Massachusetts entity named Graffito WTC Partner LLC has surfaced in state records—its name suggesting a connection between the Boston-based urban developer Graffito SP and the Wayland Town Center (“WTC”) property. Industry watchers suspect it may serve as a joint venture partner or local affiliate in the acquisition.

Northpond specializes in mixed-use, retail, and adaptive-reuse projects nationwide, while Graffito has been active in similar community-focused redevelopments around Greater Boston.

As of late October, the sale had not yet been recorded with the Middlesex South Registry of Deeds. But it appears Wayland Town Center—long a focal point of local discussion—is about to enter a new chapter.
