We have a forum, so we will get us started, if it is, and plop it on. 834, we will call the order. This is the December meeting at the EDC. One may watch or may participate remotely with the meeting link that can be found on the agenda. Pertuant to Chapter 2 of the Act of 2025, this meeting will be directed in person and be able to remote meetings in accordance with people of law. This meeting will be recorded and made available to the public on WAPAM. I assume that will be meeting in the status of practical. So, with that, oh, is this Tony? Hey, Rich? That's it. Yeah, that's Adrian. There we go. Okay. I think he's probably listening in. Hello, sir. Do you need me to add him as a panelist? No, no, that's fair. Okay. Okay. Anthony, if you want to say something, just raise your hand, and we can add him to that. So, Sina, we don't have any other subsides to come on, right? So, no public comments. So, with that, we're happy to have Jesse here. Glad that you're in the schedule and be chatting around and back. So, mostly just an introduction to these members and who you are, what you guys are welcome to, and most importantly, how do you help? Yeah, I love it. Well, hi, everyone. Jesse . I can talk a little about Profito. Also, I think the agenda for these brief remarks will be introduce the team. Like, who are we, correct? How did we come to this project? And some of what are very preliminary thoughts on, for what we want to explore with you all, in the months. And I would just say, first of all, it's been wildly refreshing to engage so far with you. So, people always hear about me, wildly refreshing. No, no, no. Let me explain what's been most refreshing. I think so often, we enter communities and we work on projects where the community lacks a vision. And where, as a developer or a real estate practitioner or planner, a lot of the work is trying to kind of bring the community together around the vision. And I think Crickman's project, there's been a decade plus of work, well over a decade, almost two decades of work, going into the potential for this place. So, our general feeling, and I'll kind of get into who we are, is we want to execute, right? And there's so much that's already been baked into and shared from the community and both of the town about, you know, what can happen here. And our sense is, even from the first time we kind of arrived on the site and started looking, that it's been an execution problem, not a vision. And that's the refreshing. So, anyways, with that, the team, AJ was on the line, you know, is probably in his living room, you know, a mile and a half away at Western. He is in principal at Legacy Capital Partners. That's one of three firms that are in the general partnership for this project. AJ is the one, when this opportunity came up, he said, huge potential, this would be such a great Grafito project. So, I am Grafito, president and founder of Grafito. We work on large neighborhood-scale mixed-use development projects, primarily in and around greater Boston. We do a ton of work outside of greater Boston. I think the one thing that kind of ties together much of our work is that we're going to make our focus. First, on like the first 20-word look to the neighborhood we work in. So, really on retail development, master planning around public and open space. And we've got a real focus on working with small, local, and corporate businesses, which to us, whether it's in the urban or suburban context. So, AJ brought up to Grafito. We came out here, we looked around. I think I immediately realized, wow, there is tremendous potential out here. But what we're lacking was really a third partner that has the infrastructure as a landlord, the experience as a landlord, that's owned assets like this. And that third partner is North Point Partners, actually at Chicago. Robert and Michael got to meet Sam. Sam and I have worked on projects together for 25 years. His team brings kind of the expertise and the capital and just the perspective nationally on projects like this. So, you have a partnership of a national player that's very well capitalized, very well staffed, very experienced with two local partners. And I think that these projects like this, you just leave that local partnership, right? So, that's who we are. And again, I think the thing that is most refreshing and exciting, and I can speak for AJ as well, is, you know, we're just close. We can leave. So, what we've been doing, today included, is just trying to get out there. It's been three weeks since we both did. And our work started before closing on the project to speak with people, understand some of the nuances, what's going on, where we can be most effective, where we need to spend time, where we come. You know, thanks to Tom and some others, we've already been involved in conversations with DCR around, you know, how we can work in collaboration with the state. And frankly, you know, we're on the record here, but push the state to move a little faster on the rail trail. We, I mean, the relationship with DCR, we were the fee developer with a non-profit for the Charleston versus Speedway, which is really interesting. It's old NBC police headquarters, which was repurposed as a hub for small local businesses and created a little bit of office. So, we kind of understand how they work, we'll definitely draft off the town on that. We've had a good fortune of meeting with the Rx Wayland folks, and again, so many other people in the community to kind of get up to speed on this project. So, that will continue. I think this is being kind of a first conversation with you all. We certainly won't be shy in terms of where we could use help if we'll need it. And I hope the same for you all, like how we can support the town's vision for Adenham development and community development. So then, I guess the last thing I would say, and it's good timing because we have a partner getting a pen today. I'll just share a little bit about some of the things we're thinking about with Coomer. And again, these are things we do want to action. Some of them we'll need help on, but these are just categories of the way we're organizing ourselves. Anyway, the first one is on this, what we're calling, Path to Park with Coomer. And this is not our idea. You know, we know the work that's gone into thinking through Alyssa Avenue, something that is much more pedestrian-centric than currently is. We think that's the right move. We think that anchoring that move with a better trailhead and a more thoughtfully located trailhead to the rail trail, as well as to the town green. Like, just that one move alone will knit this project together kind of north-south in a way that doesn't exist. So again, consistent with our approach, it's like what we've all been working on and amplifying, right? And particularly the town green, you know, we want to do our best to support you all. We do not own that piece of land. We very much want to see it unified and activated. We've talked to our folks already about playground, exceptional. We want Wayland Town Center to be a place that is multi-generational, has multi-generational use. You can bring your family to. You know, the grandkids, the kids, build up. So that's one big move we're thinking about. Related to that are just generally some of the site improvements we want to make. Wayfinding is not good there right now. Directional signage is simply not good. And access off 2027 is great. Signage off 2027 is fine. So we'll change that. We'll have to look at the playing board on that, is my understanding. But yeah, we'll come back to you all on much of this. I think the other related move is just for rebrand. Like, how do we spruce up the visual identity of Wayland Town Center? We'll bring some energy to that. We figured out all of our creative work in-house. We're super comfortable with this. We've already started working on it. We'll share a bunch of that with Wayland Town. And then I think there's this other element of just kind of broadly development activity on the site. We've heard from many of you that we're really interested in understanding the potential to add density. We know it's a priority for the town. We are really keen to have those conversations. I think developing can also be, like, how do we just improve the open spaces, even beyond just that kind of path of art. And then, you know, we've even done as far a meaningful town and understanding some of their needs on, you know, potentially expanding the water treatment. So, like, we're going to have to be involved. And we're excited to be involved in that. And then the last two in that promise and done, because I know you have a long agenda here. One is just tenant dealings, both new and existing. And starting with the latter, we've existing tenants that work home, that pay us money to be there. We've got to be better by our tenants than we buy them. And, you know, many of them are struggling because there aren't enough human beings that come to Wayland Town Center. But we've got to drive more traffic there so they can be viable and durable and sustainable. And, you know, we're taking our time to meet with all of these tenants. We do that pre-closing. We'll continue to do that, understand what their needs are. And we're of the opinion that for those folks that don't want to be at Wayland Town Center, okay, let's find somebody who does one. And as far as it relates to new tendencies, you know, we very much believe that this project lacks food beverage. That's what people are going out in communities and spending their money on with their families and their friends. There's no cafe on site. That's insane. You can get a profit there. So we'll remedy that. And, you know, we're also quite fortunate that when we include Takara, which is moving, not a deal we did. We've got three corners of Alyssa that we can retain. Three of the full corners. And those will all certainly be free with Spillow. So, like, half of our vacancies are where we want to be in the spring. And then, you know, the last thing we're really happy to focus on is just between you waiting apart, working with you all, getting to know you all, being accessible to you all. You know, one of the things we have heard a lot of is that the prior owners just wasn't in the community and wasn't accessible. And, you know, between AJ and I, as well as the Northpun team and some of the folks on our respective teams, like, we're going to be on our map. We want to be on our map for our tenants. We're going to show up at the holiday store, which was already a work we promised prior to us requiring the site. We're curious to see how that goes. We haven't really had our names in that much. At Profeo, we do a lot of stuff like that. And, you know, we'll spend some time thinking about how we can bring folks to the site for programmatic things versus just retail. So maybe I'll see some of you all out there. I think tomorrow. Yeah, tomorrow. So that's where we're at. You know, we've got a lot of work ahead of us. But, you know, we haven't had the benefit of the three months even prior to closing to think about it. And while it's only been, you know, three weeks, hopefully you can tell there's a level of excitement and enthusiasm for our team to kind of take that energy to win the closing, which so often kind of we find, for many developers and owners, it's kind of a well afterwards. Like, our sense is we want to hit the ground running through the holiday season, need a key one to get some of this stuff done. First of all, well done. Thank you. We're ecstatic with Peter. Because we talked about the part of the problem on society. And it was. It was just a remote owner who wasn't in the space, really. He bothered on women, didn't really understand what they were getting. It didn't fail specifically enough for them to really focus on it. So, it just kind of went along. And it was 89% off by the felt like it wasn't. And there's so much potential there. So, as you saw, you know, with the festival, there were tons of people there. There is an energy that wants to connect. That's a refreshing one. And it's just not, it's physically, it's not happening. And so, if you have the right ownership, you can figure that out. So, we are extremely happy, happy to help in any way, we should plan them. We mentioned Alyssa, Shared Streets. We mentioned the grant. We should, Tom, we should talk about that really quickly. Yeah. Because it saves procurement. Maybe in the process, love to get that out for the spring and summer. But it'll just take some time. Yeah. We've had, we've had such a good, like, we're all, once in all, we're talking about the first we're talking about, we're just, we're just, we're just, Shared Streets. We didn't do, they got, they are super exciting. They were super excited. This is something we didn't want to use, and actually have them to go, and make that space. So, honestly, that's all. I think we either need you all to tell us what to do. Like, go buy this stuff, here's the money, here's how the reimbursement's going to work, and it needs to be stored. Or we need to say, hey, let's re-look at this together and figure out how we spend this money more effectively based on our estate plan. I think we're going to draft off how we can deploy this cap with many kinds of reasons. So, we would look to you all to tell us what you need from us as a first job. You know, we just engaged with an estate market. We're really excited to look at Alyssa. Um, I'm sure we'll come back with some different ideas. If that is not within the agreement, let us know. Um, you know, my sense is, we gotta, the town needs to get this money out the door so we don't leave. Exactly. So, there was a plan. We have to procure the furniture, and then we lease it to you for a dollar. Okay. So, we just need to confirm what that, those quantities are, what it looks like. They're going to switch out. But then basically, you know, outdoor seating and then some outdoor stuff, like, you know, outdoor seating and outdoor seating and all these like that. But ultimately, it should be pretty basic stuff. But because we'll have to re-fit it again, it has to be posted. It has to be, it's just this time frame, right? And then by the time between tariffs and, you know, everything else, getting everything out there, you know, it's, if we start tomorrow, you know, we won't get it out there until June, July, so. And is there a potential to tweak that kind of fixture or furniture list? Or is that pretty? I think so. Because we kind of worked through the design originally from Sarkis Consultant way back when. And then we worked with Zurich and kind of spent some stuff, right? So we can do a quick refresh of that. Right. So in as much as it's moving in somewhere else, there's not going to be a problem at it. Is that a plan on the state? No, let's focus there. But the state basically left it and said, yes, we're, we're able to be actually using money in this way. So. But I think if you switch it out a couple of components, it's not good. So the plans are designed. Do you know the reason why, I, I, I, it was my part of just saying so much about how they really stopped under this plan? Do you know why it was, it was so slow in the day? Because they couldn't figure out the insurance wallet. Because the town had to procure it. And then it was a matter of putting town furniture on the property and served as an insurance company, wanted like $10 million dollars. Which was the biggest insane. It went around and ran around. So once that town manager left and Sarkis left, why don't we just buy it and lease it for a dollar? We actually maintain it, store it, whatever it is, place whatever it goes, like you just have this sort of gift, right? And you have all responsibilities and you have none, right? We're just, we're here and putting it in place. Great. So the two things we'll do, one would be, I think one of the things that we're thinking about is the tented space versus the community open space on Alyssa. Like we want to have outdoor dining. And I think the intent is that this money is not going towards fixtures for tenants, but it's going towards fixtures that exist on the public ground. So we should just think about that a little bit more on our side, as our plan develops, and that period of time will. And then the other thought that we've been batting around with our team just to be super transparent, and we probably need to step back from Jordan and Vera, is like, how do we make this place more comfortable off-season? So like, we're very fixated in Greater Boston, like, let's move this stuff in the winter, and like, you may have to plow and move it at times, it has to be flexible, but why can't we create a place that's comfortable in December or November? So there may be some tweaks we make to think about this as being four-season versus just two-and-a-half-season, which I think the community would probably kind of, which is bad at that time. Like, Montreal is way better. And it's way better. Okay? So yeah, that's sort of our hype button, just because it'll take time to get there. So we'll move really quickly, hopefully right after the holidays, and then we can act and we can get some plans to earn. Right. I think our game on, you know, I think I shouldn't wait, and it's time to have a relationship in town and develop a thing. So Bruce Austin was issued weeks time, issued a signage, where tenants are being able to put the signs up, and they just go to the companies, and it's not making it easier to tell them to figure out who would part you of the signage, and I'm not saying that the tenant you have to say, you have to use the signage, but you have a list of three companies that can use the signage, so that we can streamline it, and that we can, so if I were to go to the building department, call Sally Gay and say, hey, I have a question about signage that we did for this tenant. So you have those issues, and they just go in and hide where they want to, and then you don't know who to put that to their client. Yeah, so all the leases today lack any sort of signage kind of money? So you would have to develop that, if you will, and they'll make your job a lot easier. Not a job though. What up? The other thing was just really, really just promoting coming up these businesses. I think we had a disturbing chunk of our beginning on a Zerg game, like, why do we Zerg do a big deal to boost it up? This is their tenant. This is their, put it, put it, put it, like, you're paying right to go into this space, and this, and, you know, the vote boards on this, and, you know, the list, and that, and that. So, when I saw that, I couldn't see why we needed to leave with the guys. In the community, deal with the recutting. Talk to these small businesses, and also go out and do that and say, thank you so much. This is so nice to have, have, um, do a recutting, have a picture, have, say, thank you for watching here. So, kind of keep boosting it up, you know, but, you guys can go out and, and, and, and, and, the bottle place, and they're so happy to, to have to step in, and just, like, welcome. So, what we've set those up in the last six months to really get, sort of, regularly. Also, so, if, anytime you have a new tenant, or at least in early, we can plan a health plan for getting electeds here, and they can be, you know, it's like, how would we, how would we get a good idea? Yeah, just dump all that stuff on us, because we're incorporating their tenant welcome letters, like, this is going to be professionally native to run. Like, if they set a town's already doing this work, we should know about it in our tenant. And that's actually not added. Justin, I thought, I had a couple questions for you. What, what's, like, your end game? Like, let's say the center becomes 100% leased in, like, six months. Like, what do you do from there? Is it kind of like, alright, like, this place is 100% leased, like, what's your involvement at that point? Are you still trying to, like, raise the wheels and, and make sure, you know, you're, like, what, what do you do? What's the end game? Like, I mean, obviously, as, as the ownership group, you want to keep, you want to get a ton of percent leased, keep it that way. But if it's running that way, like, are you still involved? Like, what? Yeah. Well, it's retail real estate. So, yes, we're still involved. Yeah. Well, you know, our perspective is that, you know, we're 90% leased. And there's a ton of work to do on that nine. Yeah. Right. So, there's a lot of work that has to happen to get at least, and there's even more work that has to happen to keep tenants in space. Get people to this site. Like, that's the role of a great retail landlord is to drive energy to the site. Actually, when you get it 100% leased. Right. So, our perspective is generally on the retail real estate development is, that's a piece of it is getting at least. But, like, where good landlords really distinguish themselves is, like, after that. How do you support tenants? How do you look at programs? How do you continue to iterate? You know, it's horrifying, I think, for certain lenders and developers to hear it. But we're okay with, like, communities change. Preferences change. Like, technology changes. We're constantly, for a developer, this side is going to have people doing money. So, we'll never be just fixed in bed. Right. So, like, we spend a lot of time doing some tenants. We'll meet with them on a quarterly basis. We'll adapt being based on what works for them and what doesn't. And, you know, our world, you know, hopefully there are no more pandemics in the future. But there's going to be stuff that happens that completely changes the way our tenants function. Whether that's new labor laws. Right. We're going to see some of that around tipping. That will change the way all through Nevertop. Right. One thing we're seeing with many of our tenants and projects is that there's going to be a really hard time staffing. It's very expensive. It's also, it's kind of impossibly expensive for folks that work in service and retail industry to live in greater Boston. So, that's forcing operators to change the way they do this. So, I'd like to think that we can just kind of plug and be done. But it's just not, it's not the way projects like this function. And I noticed that you have a heavy MBTA focus. Like, that's typically the projects you take on. Obviously, you have a pretty existing relationship with these folks who are taken over the center. But like, what, other than that, what makes this like a fit for you when typically you're in those like MBTA kind of transit developments? Was this kind of an outlier for you guys, right? A little bit? Yeah, for sure. Like, when we started doing some work in Newton, that was an outlier. Yeah. Which is where I live. I think there are two things. One, tenants, one being projects. Particularly post-candem. There's a lot more energy around suburban real estate than there was seven years ago. And two is, it's a project that, if you can lean into the soft stuff, the public realm, the signage, the branding, the wayfinding, you can have incredible impact. And you know, you show up at this place, and currently, today, it is relatively unimpressive. And there's nothing super memorable. And I think we're very good on our projects and creating memorable experiences that are part part of, but also additive to the experience content space. So, you know, those are two. We also just like really challenging projects. Right. Like, hairy, hard projects. This is not easy. And I think, you know, when you look at what our partners have done, you know, AJ's team and the neural plan team, it's simple. It's places where we can come in without particular skill set value. Like, that's, that's motivated. What's the biggest challenge you think the center has? The biggest challenge the center has? I think, actually, a lot of different storytelling and changing. There's a stigma around the center. And reintroducing it to the community and the public. And the center has to actually work beyond just Wayland for it to be successful. Oh, yes. And, you know, we're out there for months talking about it. And then people are like, oh, here, that place. Like, that's a challenge. And that's consumers. That's residents. That's brokers. That's retailers. So that's when you take a lot of work. Right? Like, just getting tenants out here to tour. Better local tenants. And they're going to show up and they're going to see not many people on the street. They're going to talk to existing tenants and they're going to hear about their sales. And we're going to have to work really harder to be here. That's the hardest part. You mentioned leasing. Were you keeping the same leasing team? No, but you self-perform all the leasing. Oh, you do? Okay. So you're going to take over the leasing. Okay. All right. And last question I had. I know we were talking about, like, sort of, like, getting the community involved and utilizing the streets. I mean, for one, I'm part of an organization which has been, like, dying to try to, like, do a warm weather activity, like, walk off one or two of the streets. And that just seemed to be impossible, dealing with, like, Zurich. So there are, like, groups out there in the community who would welcome the opportunity to do some sort of event on the streets of the center. So, like, anything you guys can do to sort of make that process easier and just sort of get that out there would be great because that's going to drive excitement. You know, if you have a good event, you know, that can spill over into the retailers, you know, generate some excitement, get some additional eyeballs that maybe weren't there before. So I think that's a big opportunity because it's very easy to coordinate off streets there and not triple the place of traffic. It's not like a typical open-air center, like a lifestyle center where it's just, you know, one drag. You can't really close the road. The parking's all in one area. So I think that's the one thing you guys have working for you, where you could definitely shoehorn areas of that plaza, board them off, and have, like, a private event there, and still have the rest of the center, you know, very operational. So. We agree. Yeah. We were here at the 10th. They'd love to be able to use the park or have, like, spilling out, and it was just so convoluted. It couldn't be here. It shouldn't be hard. Yeah, I mean, I just think even from, like, an urban design perspective, if you shut down Alessa, cars are coming in 27 or 20. It's a really easy direction where you'll push them to the parking. And then you have this street which needs some work but is interesting and potential campus. But you also have a lot of green space throughout that's just sitting and completely underutilized. And whether that's for community events or actually penitent space, you know, which they can use on an exclusive or non-inclusive basis, like, you want to see the team from United Volleyball out there, like, with kids in the summer playing volleyball. Like, that shouldn't be that difficult to execute them. Yeah, it should be an outdoor, uh, beach for all and fall, like, uh, expo, expo. Yeah. Yeah. So, yeah, we're totally on board and we have a lot of experience with programming. And actually much harder urban-looking. So, a big topic would be a completely who's gone up here than playing out. So, definitely should connect as soon as possible because they've got some great ideas. It was just sort of brainstorming to figure out how we might do something here. But now that, and before, it was like, sir. No. But we just weren't even focusing. But it was definitely connecting sooner rather than later. And then, Karen, a big topic of yours is, there used to be a way on Business Switch. It disbanded. I don't know if I could do it. It hadn't been pre-COVID. Right? Because there just weren't enough retailers around. And it was all sort of, you know, sort of smaller consulting companies and just wanting to get to get a clutch. Right? But there's truly this need at this point to piece something together. We could even get email addresses from the tenants. Right? It's just like, there is so much potential to get something going. And it's not necessarily town-run, but it should be business-run. But how do we help them get it going? Because I think it would really take off. Because I think people want to get them to be involved, know the bigger picture of all that comes up. And it's so helpful to have the owner and people to support that. I think that important part of the chat parties will fall apart, and they're actually trying to take it back up if they don't feel support. Yeah, we can kind of, I mean, the big question would be, we can jumpstart it with our tenants really easily, because I think they're going to want to come and yell at us. They're going to go, we can do better. And we're going to know how to listen to them, frankly. They're like, that's just how these things work. The question is, how do you open up to the larger community, the retailers around them? But we're happy to be a thought partner, and we've done a bunch of things. Okay. One thing there is also with you, John, is we started public polling. Cool. So we did a zoning article last year, before that we did outreach. It's a quick online poll, but just getting information that we can relay it, and gather the results up. So, I mean, literally, we pushed it out to as many people as we've been touching. We've been touching that 1,500 people saw it. That's how much energy is behind wanting to see something happen, or a part of that violation, stuff like that. But inasmuch as you want to do that, as publicly if we join you overall, inasmuch as you have online questions that you want to ask, if that would be helpful, that that would be part of that process, and we're happy to kind of exercise that. And if you wanted to push out a full of Lime Town Center stuff, we have an absolute avid audience who will shine, I think. This is really crazy. Yeah, that's valuable, yes. Just for announcing openings. Exactly. He continues to grow, also. Yeah. Yeah. Yeah. That's great. So there's a huge, huge amount of interest. Okay. So yeah. We're excited about it all. Yeah. Well, it's not scary yet for us. We're excited that you're here. And actually, Tom Faye is sitting here, and he might have to go soon, but a topic that might interest you is, after us on the agenda, the Select Board on Monday, we're having a joint meeting with the Select Board, there is an item, though, of Re20 Planning Task Force. Can you give a little bit of genesis back, because that might be helpful for Jesse here as well, but also the rest of us. Where is the Select Board at this point in this topic? I need to leave in a moment. But first of all, let me just say, it's been a pleasure getting to know Jesse. We've met a couple of times, and it would surprise no one to conclude that having a developer who's local is huge. The developers and the owners of Town Center that we've had in the past have been all good people, but distant, and less engaged, less creative, less determined to make this as successful as it can be, this space. So I really appreciate this new ownership group, and we'll continue to work with them. Concerning the task force, the Select Board will address that issue in one of our agenda items on Monday night, and the objective is to have a discussion on the idea of creating a task force made up of approximately seven individuals, maybe more, maybe less, depending on how the board desires to take a close look at that area between the Unitarian Church and the Sudbury River, to make it more inviting, make it more commercially attractive for various reasons, including, of course, improving our commercial tax base. I think the task force would likely also discuss housing possibilities. I think a successful, renewed district would only help Town Center and also help all the other businesses along that stretch. So we'll see how the board moves on this on Monday night. So I apologize. I do need to run, but good to see everybody, and I hope you have a great weekend. Thank you. Bye-bye. Thanks. We'll keep your eyes for that. So, yeah. Don't tell me how she'd work. Perfect. As Tom mentioned, you know, the housing there, it's going to be taken and it's only there, right? But we have sort of the key issues and taking them up very beyond, I think, you know, ownership. Yeah, let's really help with that issue. Right now, it appears that no more residential could be built, but we need to sort of help conserve that, kind of, like, that. So, we're, we're happy, you know. Yeah, and I, I think the last point for me would be, and it doesn't have to be the last day, but, like, we're going to be around. Um, like, these projects work best when the landlord developer is a partner. And, like, that's RMO, and, like, this project in particular, solve some of this, some of the challenges in making an organization that's going to require that sort of thing. Um, so I think we're open, not just to, like, move forward in unisense on these key initiatives, but also just to be thought leaders, and thought partners with you all, if you think about some of this. We probably can't solve all of it, or most of it. Um, but to the extent we can leverage our tenant base for city association, or think through the best approach with PCR and UTA about this easement thing. Like, if we're aligned, it's, it's so much easier. Yeah. Jesse, one more quick thing. I'm sure David will, will sort of, um, bring it up more as you talk about the, uh, the open space, the green space. But I think some of the ideas were far more than, like, a playground. I know, like, having an amphitheater, some sort of seating to, to hold some performances. You know, playground's great, but it's still kind of one-dimensional. Um, I think they were, originally, and I'm talking about a splash pad, that idea of Crash and Burn, I guess it was, uh, I would've said just- You re-granted it. Regulation, regulation things. It's environmental. Yeah. Yeah, so, um, but yeah, I think having, like, gathering point for, like, some open-air performances, seating, stuff like that. Um, so, like, we're thinking, like, definitely more than playgrounds. That's great. I mean, it's the town's land. Yeah. Like, no. You tell us, we'll, we'd love to support you in executing on that. And, you know, as I've said to some of you, like, we have a team that can put in some of the effort on a soft cost perspective to, like, just be our team resource. Think about it. Like, we want it to be multifunctional. We want to work as many people as possible. Um, I just tend to think amphitheaters often go use 10 days a year at best. Playgrounds go hundreds of days a year. Right? And so maybe there's a combination of them. But, like, these projects work when you show up and they're families. Regardless of whether or not you have them or not. Like, that is one definition of success for a project like this. And I think that playgrounds, you know, just when you look at it from a inclusivity, from an equity perspective, from an accessibility perspective, like, bring the right partners together, you know, I think it could be more than just the kind of playground in making some people's minds, you know, with objects and colors for, like, young kids. I think this could be a much more dynamic space. Do you think you guys are going to be able to finance this? Because I know a lot of the discussion was on sound farms. Like, do you think you can recapture this with cam reimbursements and stuff to the tenants? No. No. Well, we can, I mean, we can certainly think about being creative and be well. You know, I think our goal is there's a lot of work that has to go in here. We're going to put our economic resources back to the places like Melissa, the new trailhead, some of the stuff that we actually own. We, there are some great techniques we can support the town around fundraising and participate in. But, you know, again, we don't, my goal in all of this, and I think AJ would agree, is just to be super transparent. And, like, we are not expecting to finance a labor for the town. Okay. Yeah. quarterly right so everybody's kind of plugged in and does it every once in a while there's also the thing i've realized using ai um it starts hallucinating it's 20 minutes for a while so it pretends things that weren't even talked about in the meeting so it's almost probably good that we start jumping around across different and does everybody have an ai that said we have a chat to pt or a thought of everybody has one as a baseline you must have no i we're not allowed to use it for work so i have like very little experience not they had to make their own like internal one and oh yeah it's okay yeah yeah interesting and it hallucinates quite a bit so it's kind of surprising it's yeah yeah but it's kind of you know it spits it out and then you just have to comb through and get rid of the stuff the biggest problem is it takes a transcript this feature doesn't catch every word right right and so if it takes a transcript that doesn't capture anything everything and then you put it in chat to to condense it then it's yeah uh those perks so it's usually just you get the draft kind of go through you know does it make sense the quicker you can do it the better because you're not going back to reporting um but usually it's pretty easy to slump out those things um but it's mostly what it missed um and just making sure it doesn't say you know abc discussed this topic meeting minutes you have to describe in general what was talked about the conclusion it's not just be talked about so i think it's gotten to a pretty decent spot um so the question is for first quarter i'll what so that's one of the topics topics like where it's in our pack here ultimately right now with what's what brings out all this process it just goes and everyone's so strapped on the market law and of the package for the thing that's six thousand seven thousand dollars it's going to be part of it yeah i don't know if that would like those those is going to be a big increase that piece and and you know especially yeah i mean that that's like yeah 150 people on events there for a half a year um but also if they're if his plan on center is the plugin free food and beverage and locations there we're kind of stagnant when you have people put them in and want to do stuff but we're kind of stagnant we're not really reaching out and dragging companies that may or marketing you know women you know you're remaining that's the bottom so my thing right now is the bottom of that and i don't have that's 30 half of weeks to do all the work that you've done yeah one thing we talked about too was like with the meal stats in a way you could carve off a small portion and say hey 0.25 percent maybe was what goes towards that topic development and if you were smart enough to know which regions of zones you were working in you could say hey that 0.25 this is the area that it's coming from from a funding standpoint and this is the area the towns would invest in signage and try to help out there but it makes it seem like if that part of town already has to do that yeah but we have an opportunity i think within the meal stats to go up you mentioned yeah i agree yeah maybe do you want that i agree right in that town people or well it's probably saying if you set up some kind of involvement yeah so it's a question with this live board how they would point to it there's a lot of town streets they go there again so if you have an economic development director and you say they're in charge of that yeah so it's great we can kind of think that through yeah so so what do you see the person is better um so just a rough guess who's available to show up at the meeting oh he's going to be there anyway i don't know as of like two minutes later but um everybody else able to join this i don't know you're not able to be there all right so this is 6 35 so it's supposed to be in the meeting so hopefully it won't be late we only have a half now that's it so um david will you be there yeah okay there are you didn't go to be there okay and you're not able to chat are you able to be there this is the summer 15th on monday yep uh and if you really stretch you can pass it remotely yeah you can do remote on this one or you can't you can't if you just have to be able to do as a panelist what time is it again 7 p.m uh 6 35 yes oh it has to be powerful uh i'm cbc on that i'm not sure but you know if you need you need me for a forum or anything no i think we'll have a forum or so right center around the agenda i literally just got it yesterday give me those people um so in that top of our um part of it is the increase in the tax base we'll talk about in a second part of it is our goals so this is a list i said we talked about last time i'm picking up those issues that we want to talk to the slide north about so the question is you know like what do we want to prioritize the interesting thing is tom mentioned right after us they're finally talking about this task force awesome because that's always been our big push so part of it is just encouraging that um but ultimately you know meals tax i don't think was on here but i think that's a good one to get on their radar um so the joint fincom recommendation regrowth that's sort of going to be updating anyway right so that would sort of take care of the re-20 master plan task force there's probably the task force and the question is i don't know i don't know if it's just master plan it's going to be for defense sidewalks even if it would fit into sort of our clean-up outlets i don't know so i don't i don't know where i've been seeing there tom and that drafted a sort of a draft mandate from that package so what it is i'll sort of get your ground skin um so the simple zoning change again that's sort of re-20 master plans i'm in that re-20 cleanup coordination uh those are all kind of parcel of that once we see it it might help and promise a little bit better can you say that perhaps parking will reduce the parking requirements zone zone um yes yeah so that's one of the things that was talking about in which one master plan is reducing the parking requirements but it's a question every 20 or whatever uh but that clearly our our parking departments aren't there in some sense yeah so prevent people from walking around which everyone wants to put traffic look at it's just developers if you have to spend 40 000 to build a parking space that's gonna be great data drain and all that stuff it's just it adds it's super important it just holds you back yeah so um so we'll see what that reach learning task force is um the plan we should definitely talk about right because that's been talking about a little bit we'll have these conversations so it's really kind of just continuing to move it along yeah so i think we mentioned to this select forward that we're going to have more conversations with the community right yeah get their feedback because they know what works they've seen this other times and then we kind of keep pushing for it yeah i think the key point for us this select board is how we best help like it's not really an edc initiative i think it i mean you guys have met with that and brenna does that make sense that it's recreation that drives it and be held with her yeah that's the easy and easy and all yeah like she's the one that if there was a uh we try to push for that grant or we try to push for anything through um what you see cpn yes it goes through catherine between first and she's the one that beats that up yeah we just kind of liaison on the side yeah and it sounds like they've got the experience so yes yes she's that preference for
the idea is our these aren't her views but execution was totally different yep so the key is having the
ability to talk with a verb yeah because we need their blessing to do that right and then also that's how this is going to come we're not going to get account funds like we we all know that's not happening right and he was very clear here it's like we're not it's the one thing last it was cam i think if he was having a heart attack you know cam is so alive over there he's like oh yeah that's a great question but i mean yeah that's a good question yeah i don't know i mean you stroke a check for 40 million on a center and you know you know i can't throw some money at the playground it's only gonna benefit i think he was clear they want to prioritize the space that they own because they made a big investment i get it but i mean who's the playground ultimately benefit it benefits now i mean where does it really do for the town with these two years that's a lot of that yeah yeah and he was willing to forget who you're talking to but he they have uh a new lane seat for architectural firm is a synonymous top of the building and they were willing to direct them to help sign that's huge so and as much as they don't over design it you'll get a better product i mean i mean that's expertise because of the drainage issues that we don't have on site with the way the mounding is like you can't just disrupt as it is it's not enough of what we want to explore so yeah where did it went deep off in terms of chocolate it was we need a blessing to talk with our development yeah again it's just like guys yeah but again it's that's still very much like the health department has to run that yeah like because they're going to go through ben jewell and the lsp's to get to ray beyond it and like that's not our well this way just mostly it's knowing yeah we got the knowing part that's the key how it received those for you know google time for the video it's another task but it's really knowing by them and maybe and then i would just i think you guys have no peace with this right but that the ground we're not supposed to right now really do any kind of like i don't think that's why the splash pad died because you have like you know we know you have contamination down so you don't want to penetrate you don't want to keep building down you want to have ground hole you can go run off and if you do uh splash pad system there's a research that you want you have to have all of these exploration portrayal systems built in and it's just like okay this is 500 000

something that is an important uh point to bring up with the select board is that we have to have an awareness of maintenance so dpw we don't want that in the left with a gosh on that too right yeah playgrounds need maintenance i mean the good thing is it actually i don't know how things work with illegal it might make a whole little bit of money as well because theoretically if somebody needs to maintain then you can make it like permittable events like if somebody wants to do a birthday for there yeah that would be a few hundred dollars maybe to license it for like three hours so you know that it's reserved and all that so they might make some touch but probably not enough for the whole but at least yeah yeah that was the fear i gave to the family it's like you could take that the money into the products where we're going to have the pizza and the birthday cake for the party so you print the billy or whatever and it's all right and it will be great i mean that's apparent thing but if you can reserve it and you know that you don't need to be there like 9am in the warming so that you have actually a spot it is kind of like a little film and get it aligned with this so we also want to ask for a quick conversation with you that would be a maintenance we tried that route with tom and ultimately you know what it came down to was like town manager and they wanted him to run that conversation yeah because in the dpw they are resource restrained right now yeah and so they feel like we're not going to even talk about what it would take to maintain this unless we're being told from unique perspective that we are going to need new things so it was kind of uh give those meeting negotiation challenge sessions so i think we need town manager to really drive that deep together they're not going to volunteers we'll take it on you know someone's got to tell them this is your this is your job responsibility and consider how much effort would we take right do you need an extra head you know what's going on yeah we don't know what the what the owners are yet right right since we don't yeah but i think to your point you know i'm particularly if you're getting a little bit of cash from the playground that would probably be helpful with their options yeah yeah if you did some of the fundraising and i know it's like finite but like some of the fundraising would be like also for the first three years of the guests they weren't paying any money like when you buy a new car you know that's what you yeah yeah yeah that's my people figure the rest out yeah we'll do your oil in the first year yeah there's three years it doesn't require a lot of things yes that's right let me accept the shipping things and stuff wait until your spark plugs die and that's when i touch on
also i'm sure these playgrounds have been important to you for the first four years of them yeah yeah you
look at common for example the common includes in the package when they sell you a playground especially those wooden structures they come in and do a re-sand because of all the wood checking there first on all those wooden ones and that's a built-in request so some of these playground vendors they date that maintenance and early work in because anything that you torque any wood anything like that needs a little attention in that first year are you thinking going wood no it's like we talked to common really yeah it's like you know either a composite or like or like rust free sort of that's where most people yeah yeah i mean the wood one's nice but no one likes splinters so they only stop
okay so the specific ask for the stuff board is a be able to talk about recreation uh and ideally
health and spirit edit that's sort of a normal thing it may be final play i guess meeting was not about playgrounds as well but mostly recreation um and then board of health just understanding it's not going to worry again you know just getting an understanding and then just or rob trying to get a paint sometimes just so the graph is that a solution right so they should be quick meetings and pattern is like close it's fine yeah the ones who start quick meetings just understand all right anything else we need to ask still have a board yeah i think we also like give them updates if they want like like we've like up one month we got figures going in this past month that's easy if we don't put you there to do with this flashback to do with the playground okay yeah right just because it's a lot of like multiple department different department conversations putting it all together that's us part of it it would be helpful again maybe work on that schedule right or backwards from now we don't have now we're trying to go but you know now that we can get any input from each other instead of like let's start putting in so as soon as you see it in a schedule like what we're supposed to have done by now that we achieve it at a certain time i think that would assist us to march to do clarity on on let's say we're not using any town funnel do we have to go to town meeting for anything to build a playground on that land i think that was still to be yes well i need help there because that's a big question of building that timeline is if we have to go to town meetings next year's town meetings at least it's a two-year plan instead of a one year i think we still try to do cpa funds yeah you know so ultimately so i think that's also a conversation with that manager i mean should know that we'll know that yeah so we should try that out well i think playing more too because i know from the planning board meeting when they discussed this topic i would set up a paper three months ago in the year so there was some discussion around the two-acre green space rule that was building in would be amended so i i think yeah but would it would it have to be amended if we go to play ground we're not adjusting if you'd be able to support this well the definition of green space is vague yeah so i think it's it's not a way to exactly exactly exactly so i think part of that is town manager as well okay kind of figuring that out between the parties and so he can be talking to people off while we're able to kind of figure that out you know what procedurely could be done do you have any with initial insight on that rule are you aware of now i read a good view for all that's this city it's just so it's so that's oh look that's the remember you might get a line of change at the back of the right we're going to do line of change to petition or fighting or whatever it is so what was it we did in a special moment yeah i mean it's inclined to that question okay so the main one that was you think it's on your website or your website or your website it's pretty cool it's going to be a lot of stuff yeah it's going to be a lot of stuff what's that better than it's going to be a lot of stuff twice with coa uh okay so the most recent people posted that the coa one but that's just that's just a stupid little one oh it's just these sections these findings okay so the main one that was you think it's on your website yeah okay all right so a little an example yeah because it'll it'll be very tardy and everything will be all about dark article it's probably some small one slide that says that so let's let's leave that out so we can kind of leave that out for someone my email playing board team looks talking about that and we don't think they've already done this basically so it came up in like very specifically in one of the planning board meetings so i think i might email if that's okay playing board and just see what line items they've found okay i'll pull up that meeting and that's why i actually work off a lot of them so i just wanted for our friend one of my friend all right um so shared streets we talked about it's not really anything we posted highlighting that highlighting that it's important also and kind of less uh uh polling so the question is

about before and then you know it might be something with town center driven just because it'll be looking for data that where it might be for the task force or it might be but whatever it is we want to be able to clear up okay so without getting into class so we want to be programmed to answer the question that we should definitely um and they honestly want a pair try to find time when there are 10 visits so before it was coordinated so um so liaisons know the boards i don't know if this is going to come up as a topic or they're going to freeze it but ultimately uh i don't know if this is so but they were talking about it clearly we're now talking to the main problem to update them cva talked with um select what the planning board um it's on our list we get to it and we might update people on the planning board so we can kind of update in that regard but i don't use that so anything that we need um commission fund um supporting local business again we know this association we want and have this discussing which is what we're doing informationally this is what we want your blessing on okay but like our background stuff like that we didn't we're not talking about um and then the last would be was um creating post-permitting survey which i know that was high on your agenda when you thought about the goals but the question is do we want to raise that you feel that strongly that's if you want to take on okay so i think that that would absolutely to be sort of a close game before people respond to their permitting i think it will tell us a lot okay once they have their permit they'll tell us what went wrong what went right um yeah we want to be quite uh that i don't find the expression they like to be refreshing delightfully refreshing the aspire to delightfully refresh that should be the header so that would be essentially commission to talk with um um so we'll ask for that blessing oh also it would be interesting for us to have the meaning of the um because i feel like maybe there's a way for us to um improve some of those systems through technology and also just really some of the things that we're working on easy really if you can really help out with um so i don't know it's also that's interesting because i know there's some talk about being in the website but yeah we're all going to have yeah we're going to have yeah we're going to have one stage it's one stage we'll be very happy when do you have a life i don't know we weren't going to have you like update or something it's the same as i just um what do you mean yeah i think okay i don't know it's not michael where we had we had michael that had youtube today quality i mean you would have to think that you should walk somehow you know um for me that's what she would think that so she's saying we just had that feedback to go and talk with them not much you do both yeah really so i'm saying program yeah department they know that was probably like maybe there's a bridge data storage and skillets okay so um so what we really want to target for them to allow us to take net steps playground bolding deal stacks and detect that right and then it's updating other stuff is the route 20 task force is kind of on there um but they seem to be talking about it we make a strong language um and then the updating is um question on the route 20 cleanup coordination let's see if go without no no i don't want it to be lost if it's just through the task force i mean if you can have the big 10 year 20 year plan for the route 20 but then also you have a five year right now simple it's just like fix the stuff that's all yeah yes so maybe it that we would say that it should be part of the task force or give us the ability to work eight and with the town manager right so the including that and then and working the zba plan board etc but that is the administration but it's really me and so we'll ask for one or the other if it's part of the bridge 20 task force great if not and we talk with data from it yeah then you sort of roll these two things onto each other the simplest of each piece with all of the design and then we're trying to do that because it's kind of like under the same thing that short term long term work term is really helpful longer term is i mean one of the longer term when we think that's when we take that right we've already missed this year so we'll repeat the next year so it's like short term doing group from cleanup and longer term or it's not being said that you don't change just have to be confident about adding or when you get i also think if there is the group that is working on the screen said to be really kind of so much of that project yeah yeah so it's like it's helping out the long-term project all right so i'm going to group those into and then make sure that we've got our specific asset and get those three blocks

specifically certainly saying it's actually we'll have like 15 yeah yeah yeah i just wanted to look i went to them like how great of a positive response we have gotten from the emails from the polling and from everyone else i hope they knew that already but just hey this is why we want to do this again because it was great this is where all we had united people we know some people we know but we had but some we know some people just call them in and send fan views you know make it work like a because it is some of it's the polling and then we could remind them about them yeah and then some of it is just it is general communication i think that's like a piece that i had none who sort of missed in the talking about our goals yep and and like the idea that like transparency and communication to the public should be something that every board is interested in and we are going to grow and focus on um for example the vote that happened yesterday i can't tell you how many people reached out to me like i i had no idea there was a vote today right and i spoke to some select board members this morning right that's it and i'm saying it's not going to change seven books so it's like i'm gonna go see and select board members last night today were like we would love to partner with you guys on helping to get some of those messages out we're not telling people how to vote or we're letting them know and as we grow this like people really appreciate like we're delivering some good news now which is awesome yeah but they appreciate the transparency like one of the things i learned you know even people who are on facebook oftentimes will tune out the posts that are about like this book books people are just like slamming it it's getting worse by the day of these posts but like they they don't people don't know what's cost they don't know what's going on they don't know what they're like you know even messaging that goes out from the sweat boards like if you want to avoid a proxy and a half override nobody knows what a proxy and a half override is i wouldn't know if i wasn't sitting on the court you know so it's just really important and i think it benefits the entire town when there is something that people can rely on there's a communication source that is clear that it's easy to understand that is not in garble town speak and that is unfinionated but like provide information and that's clear and easy to understand and i think we are carving out the space in a town to lead it up for a large and they i do think that's something that should be brought up at the meeting and that it's we constantly not it's not only like people are glad it's like there is a they specifically point out like thanks for doing that i would have no idea how to ride in and this town vote all the people are talented it's such a small percentage of votes so i just think like if the goal is getting more people involved then we need to find as a town part of our mission is to find more ways to reach the partners in town we need to be transparent to get people involved that's what's going to make wayland pride these guys for pedo like that's what they want you know and so i don't know they just i do think that's really important well just super quick to tie it out to that i know the reason why i'm going to resign about that is because the first survey to the six months to get through that right and it was not scary like the results and everything it ends up being like a net positive so if we can take from that learning it ended up being a great thing can you speed it up now that you know that whether the process is that you can get through a survey and get your approval and have that that would even take two months versus such a cute way and he only ran it for three weeks yeah how about that for three weeks so i don't know if there's a way to message that but do we help together move along no no i think when we say we're going to yeah as i've lost time for those to the town manager's office and make sure and just keep it it's procedural yeah i think that person was getting with it because there was no real path for it but i think reminding them hey we've done this we're going to do it again it was great yeah i think it's on the list of like yeah just fyi added but it is part of that yeah but i want to engage they didn't want and serving the public needs and in order to show the public needs you have to know the public law you never asked i really do think we want to highlight like the massive uh positive feedback you thought on that but that was great yeah everything what's our list up to before with 151 responses yeah we continue to get through like on a daily basis still you're getting people signed up so it's something i'd let you call it around so please come on 8500 answers seriously

little bit but knowing that ali is just about time and just joined and so this is sort of just an update of the data so this is similar to what we had before so uh we won't have you if you everybody took the poll without seeing it everybody else thinks uh so it's kind of helpful but you'll be able to take it in that but yeah so this has the lowest ones dropped off and basically if it shifted around the list to what with the highest rank so the highest subject categories moved up and then we can do categories themselves and it just kind of um brings things closer uh in closer focus um so again yellow ones were the highest rated um and then orange is the second highest rated um david you were like an average buster yeah yeah so some of these as you look at them you can see like a three or four but if david had not been a 10 you know it's like it would be much higher so it's kind of taking that all in context so that was just sort of reordering everything so it kind of flows in terms of top to bottom and then on the right hand side i started coloring and so topics that people want to spearhead i kind of did a natural if there's only one that person spearheading if there's two what other person might be doing something else so you kind of talk about some of those but the key is across these lines there can be no more filter so four people get together that's a forum you know that's how they want to try to work with that right so it's just thinking through and there were some question marks in it but now seeing where the list is knowing that la 3.8 by the image you know jeff you had just a couple um that were in the i1e category but now you can see some of this if they change and so it just gives perspective of if you kind of mapped it out this is how it would look like um and it's a question of as you each look at your line that might change always strengths may come in maybe you may get into some other stuff you may have some ideas where you want to plug in either meeting the issue or whether being part of that that so it was interesting the bench line the improvement appearance of existing commercial districts was very highly rated but then it grew me through 24 door um the existing corridor cleanup was less that's kind of interesting so those are highly related um so i kind of didn't put key people on that uh that was the only lineup that i didn't do but so as this will give you something you can digest this month i'll yeah i'll send music poll and you can kind of look at it um i mean already at this point you've already added the uh so if you just send them this that's true and you can even kind of quite just add it all into it um the discussions last time so under the support readings this is the encouraging way that this is so it actually wasn't on the selected group to talk to you about it as a person or in the background so you know karen you've been talking about that and you know jeff you talked about that so you know sort of we can kind of figure that out but yeah so kind of think through what we do really need or if you're heading that topic i bet you're going to run with it and marshal it and kind of move it along um because there's a lot of stuff going on and so as chair i'm not able to do that so i really need some of those attendants to be able to do that um so digest and we'll work in ali and then we'll kind of figure out our move will be what we're doing from the select board yeah what we know of the virtual task force you know a lot of that will come into focus this month yeah so kind of digest and get through and then you can uh kind of work get everybody plugged in place and determine that uh the ones that aren't highlighted are those just initiatives we're not we're not dealing with at this point they're lower ranks yeah and some of them are daily specials where you have 10. sorry so you know kind of look at some of these and some more should fall off but i kept them on okay i kind of only dropped off from things that were really low i can apply waiting to my work because like everything here is great to work on and i was just giving place 10 of like ah you know well you have resources if you want to reach it or yours because you know ultimately it's really you know how important that works happily sure necessarily so it might be a good time to kind of tweak that a little bit and then it might happen i'm just going to apply a calculated scale just move it all at one time so if you'd like to do that that might help i keep where the data won't have to flow yeah i'll comply so it's basically informing them that we're meeting with ping pong we're thinking through some of these
things we're going to meet with them and we're going to want to get back on the agenda probably beginning of the pipeline i guess depends on how that goes so and as much as they want to um have any input um i've been hearing some chatter about orchard lane um i think that bill whitton may be an advocate for that yeah and i just hearing the chat like you hear the chatter a little bit yeah so in as much as they see that as something that they want to have happen then you know let's give some of that feedback um you know townhomes is not a lot you know everybody's always surprised to see that townhouse but is this something that we want to encourage sort of you know where where are they seeing it do they see you know what's the most important from their perspective um keeping it kind of open somewhere listening right it's kind of like yes it's listening listening listening and then we kind of prioritize food and robert are you getting involved in them like orchard lane thoughts or whatever oh no like it's just literally it's it's like a drop mention yeah so it's going to be like select board's going to have to really want to do this you know like so i think it's just been mentioned off at the end of a couple of times but because it feeds in so nicely if you've done that interview and you are talking about like really wanting these smaller developments that we can actually be faster and like that's that all right i got a lot of this time yeah i don't know if i got it that's great but honestly yeah but i don't know the moment we are going for the mtn on how many to expand the news 20 west uh 30 units and height everything is well for right to go i think you need to be defined as you know all the product on so is it just with the base building or is it also the candela process because candela i've heard those developers they've been on back one yeah they've been i've had these uh budget topics that he uses i don't know what's not what sounds it's the west yeah they've probably been mixed along i mentioned the day like he should really get that cycle she knows did he reach out with them yes yes he has said this is their farmers in building yes exactly okay i mean you want to do something like he's like i'm three trees and then we can stay recent which is going to be used to be like i have an idea that we need to bring in which it's like i think i'll call him but it's here so like right there when you say you want to be there for longer so yeah he's very invested this so i'd say that the time we can point your statement that we know that there's an increase of the units they will the the other map which they they're capacity we need to decrease not decrease value it should bring down so it would be the back who wouldn't even change from that i think someone's done it like why would we well then we're perhaps saying they would be tabulating should all the all the districts be through requirements and even though emails that are violated by april's all that right but you're increasing the density yeah exactly just make sure that she was so that that would probably be a tiny bit more like i mean it has to look has to be called carrying the jim right and then we voted oh he's doing it this year but we have two just two more changes in the fast possible so they put a lot in the pockets of some of them so

yeah yeah you guys send it if not i'll like forward it see if we can get it in boxes so she wrote this very thoughtful plan she was on the wayland master plan committee first 20 years ago in 2004 so she was suggesting revisiting the entire master plan which is really that's where you could get into that really long-range something um i don't know if that's the main goal anymore i have no idea i'm sorry respectfully with the i use that i'm going um i'm hundred homes a pretty plan each year this is not tied to social sideboard yeah but she was saying you know it's like to be put together a community like they did last time it's all volunteers and they do it and that's their focus and yeah so talking about the long-range questions you know so they both have it scales off and for seven or eight years and my first question was well if we drop in this crisis about seven or eight years can we just even it out of us like 12 years i don't know but i there's rules regulations whatever so for some reason that's what it is but ultimately it is the question but what is that that one really but yeah um so we did kind of talk about how that i don't know what should we see and certainly they are faster with my nations it was everything it was environmental so you're saying solar it was first views if they don't throw the ball and i guess the reason i'm thinking about it is if like are we getting advantage of all of our free space do we want to be building the town halls on that free space yes well sort of one of the main much like before we were sort of below our fears a little bit about space and then we didn't make some right so we got all these smaller parts along the way not knowing that we now that we have it do we kind of recalibrate a little bit if you do you use some of that at reactivate it because you now have them you know much larger more that's like that's like third grid right but it's you realize the one chart that he had everything of a land in town what's open space weapons built on both and it's just like we have tons of open space patient but like over 60 you know that and that's it all the conversation and when it's not yeah when it's not on your travels it's yeah we're all we're all like that so it's like they switch with a smiley and do that but that's a that's a that's a major session but i think they should be probably that because we are now beyond our views

might be a very long term discussion yes exhaustion i don't think saying we have something in place that allows the conservation land to improve use tax rate by transferring their potential little open birds yeah tdr do we have something like it here tdr folks um no that's it right what's tdr okay so i will find this case here that i want to develop here uh like developing transfer my development here to right next to your village you need a buyer being a seller it's very good in the world unless you run the buyer and sell it as an owner it's very hard so you're from the eyes of you you have a landmark church and you have a big spice breaker right next to it the church theoretically could be 40 stories but it's only one stories you sell the 39 stories of air rights so the other building can be 80 stories the idea is you have to pass back and the idea is the church gets millions of dollars that's how you maintain that so if you think about things like for example grand central's will open rates they're sitting on billions of u.s dollars that's how they maintain certain properties that are always deeper tomically but if we have like a little bit of yeah i don't know even for with it i mean yeah it's a long term specialist i just don't want to but it might be something we could answering kind of like your question it would be something that maybe you're looking at a nice deep table too that would allow since we have a brand and we know we're not going to be built on that yeah can we especially build multi-family can we use that somewhere else right adjacent kind of only obviously planning-wise in a sense and environmentally and device so with that all the other talks we really kind of speak so we're kind of good to go all the way we're leaving on the catamount shop all right here's well i don't know i didn't want to put you around yeah i don't know anything i think they have a lot of people live from it i don't hear but i don't know what's the et and i'm not selling them down so they start to move uh i drop they have but you know i did a good time in case you come to all right so we should have just a motion to adjourn if not to adjourn yeah you're right there in second second second all in favor i've had
