They don't know what's forced to pass it on, and they're, they're all, so. In the end of the day, they don't want the properties. They should know better what they, what that works better than them. They don't have a great brain, they're not a great brain, but we don't have time so we'll just get up. And they might change, they're gonna get some of these stuff. And they don't get some actually lunch, you can guarantee you go some actually lunch. And they do a lot of other stuff on the side too, we'll draw up, which are going to have a lot to be so. Did they go to that? I went to that on Saturday, we got already 90 people, but they didn't press the clock. Yeah, it was cool. So, yeah, and so we went, so it was an old, arts-related space. And I was like, oh, we went out, wait, the clothes were open? Right. And then there was synergy between the two of them actually performing. There was a script called, um, we did a sign, you know, like, six dancers, and there was just a couple of bands that went off every half hour. Oh. It was like, we were so heavy. Yeah. But everybody in the arts-related gallery were not ready. Like, I looked around the room and I didn't spot anybody in those first rounds. I was like, oh, this is good. I was like, this is a new people who were coming, and then the arts-related space, but then there was a lot of- So, I think a lot of the time, I need one of the time, I need one of the time, I was happy, it's- Yep. They were supposed to see that they did the quality of the things, it was a class with the StompChap and they did the ways in the steps, and they're kind of like, what was StompChap, is this, this story that, where the vision of this puts on those great, competition, this, and opportunity-wise. So, we're going back, and on this, there's some fires of Tom Schapman, I was trying to get a piece of the same size of the day they want. So, there is a thing that can fit every type of body. I live in the out of that. So, yeah. Well, that's, they, they discuss, that's the worst. The worst place there are things to be played. They do a lot of, for example, these things. One of the worst circles, the market will be strong. Every time you have to put that. Every time you have to put that. You cannot sell food! It's like, this is not! It's crazy! It must've been, well, these guys. They'll give you that. They're gonna have to put it, the first one. They're gonna have to put Panera. And Panera was the one that had the Savante Bray. And they did. So I think they're planning for leading the donor. With that embrace, they don't, they don't. I think people are the same. I think the, the, the, the, the, the, the, the, the place of ice cream is, um, the, the, the, the, the, the, the, the, the, the, the, the, the. because it's all a little thing for that, but I think they're not really important. So, yeah, it's actually a place that we sit down, we'll go and study. Can I tell you about this song? Who is funny, actually? Oh, for her. I've been interested in this kind of phenolome for a while. That's one of the things that we're planning on working in, I got the way to, when I got an answer, I did find it to be able to read it by some way, and that, to use it for, you know, for hiring a lot of students to, we can have, we're ready to be coming back and back, we need to find some, so that's the one they want to do some of that. So, I wish I do. It's a lot that we see there's no students. It's interesting to do that with all of my children. Yeah. Well, I'll talk about that. Yeah, I know it's responsible. It doesn't solve it, but it gives you a first draft in the middle of 20 minutes. I mean, it's just like a goal. Yeah. What do you think? What are you going to give many clients to tell me to do that? Exactly. They're going to go to chat GPT or blogger. They're going to spit out a draft and massage, right? And that's some guys who do that, yes. So, you can save yourself a lot of money. Well, I sit together. So, I got to go around and call my heart and make the game fun, and do the stuff with three, three, three things. So, I've seen the list that you guys have put together what the zoning is. It was all set pass and tight and things like that. But it wasn't, there was none of the qualitative stuff that really makes it work. And so, it's funny. If you're going through this, one of our columns is literally, what should we write into zoning? And that will make it better. So, this is actually a perfect time for that. Because it's, it's IDDHVAC. It is, you know, no dumpsters can be seen. You know, all this small stuff. But it makes all the difference to the well. So, lots of signage, you know, lighting, and all that kind of stuff. So, where we don't have it in zoning right now, that's always the purpose. That was sort of missing the qualitative, but they'll start on the list. That's the DRB. He's totally on top of that.
So, it makes that whole, really, how you see touch and deal with space.
So, how soon is, so you're just kind of identifying the firm right now? So, we probably have a lot of drivers out there. I have a call about one of the law.

It's one of the things you can kind of request. And make sure to take my business is what they want, as I do, I'm just a big big issue. I think it's so fascinating.
Can I ask you a quick question about some sense of solving?
Sure. I know this thing. That's never a question. I saw this thing. They say the state of Massachusetts released the MBTA 3A districts, said that, did you say that? I didn't know that, we have a car now, a portion of the town center that's still a residential. Yeah, I got it. It was not in there. But the problem is that a residential has to be a right way to do that, right? Yeah, right. So, yeah. But we still mapped it. We did. At the time when we did it, we're like, this is great. This is exactly what housing should go. And then, you know, food started to die to me in the details. That's right. Yeah. Well, then essentially, let's say it's on a growth plan. It takes 10 years. Then it's 10 years later. So I'm going to go off into it. Let's say it's the same. If you have the growth in 10 years, and then 10 years later, maybe our changes are like, yeah, we'll give you the tuition. Sure. And then you do it. And then you're like, perfect. Now you have it. So, like, we know it's going to be long term. We know it's not happening. Now, at this point, then we'll be building the current in the next year or two years. But we know it's a long term thing, but at least we'll be a person to work your box in 10 years. Next you do it. Well, if people does have found their radar, but they have so many others to send them to do first. But part of it is, the problem is averaging the rate down, the problem is rate down the spot by another company. So they're no longer local. And so, it's just the lawyers incorporate like, well, I can just say no, and nothing changes. Instead, why would I say yes? We just have to open ourselves up for a lot of other things. And they left out the stop and shop and the parking lot of government for a purpose? Or is it just, they told me that main core that all the- Because stop and shop has rights to that right. Yeah, that's what happened to point out. Yes. I think it's more likely to stop and shop leaves, and then you take that for housing, and that's beyond granting the rule at first. So, I mean, if the housing, housing overlay, I don't know, but if it's not where stop and shop is, that that would be a better one. Anyway, we can only go back and spend some time here. Their sales are sluggish. I think, I think that site is the future. So, this assumes the retail will be built up like a regular city grid. That would actually be nice. But a lot of it had to, because before you would tune in, a lot of it had to do, because it probably would be the old Boston Sport Club list, and they would be a big game before the bottom of the list, and before the idea was to not have that building, Boston residential there, and then behind. Okay. I mean, no change. We could always go back and, you know, something comes up in gray, it's like, who's not making this big game? There's an opportunity to modify this, and make it some adjustment? What is it? Sure. What do you ever, like, want the company to come out in seeing if there's a part of it that can lose for housing? Is it contaminated? I don't know, but the map that you remember is where Zerb was looking at. So Zerb was giving out research about where they want to put this on. So he advised us, this is where they want to put this on. So the reason that made it up, we'll go right here. They were very, very involved. That's a good point, though. I mean, if there's no way to shoehorning, work around, then that's the path, but at least it's a serious thing. I mean, you don't need a huge footprint. I mean, you don't need a huge footprint. It's just listening. Well, we kind of have some great insights. Do you know the latest with a Liberty Pizza building? So when I talked with Nate last week and then, um, just earlier this week, I think he said they're going to be giving the permit for Liberty Pizza. He had said, really, the issue was there. Almost all of the, uh, the tenants, he's waiting for them to get back to him. But otherwise the building is, I guess, good to go. It's just the tenants getting their act together. He said the other day, he said they were going to be, uh, allowing Liberty Pizza to move forward. So. Excellent. Excellent. Um, I wanted to touch on two or three things. Um, I sent you and Robert the email that representative Linsky asked earlier in the week about, did we have any economic development earmarks? And I thought based on your email, you want to talk about it here. So that was one of the reasons I jumped on. Great. So, yeah, I circulated that to improve as well. I didn't hear back to you because we were talking about it this morning. So do you get the sense that it's, you know, you can probably only ask for 50 grand, like what, any vibe for him? Yeah. Well, that that's what we asked for in previous years. And then the other year it made it into that economic bond bill, but the governor never signed it. So, uh, I mean, I see no harm in just renewing that ask, but if there was anything else, I wanted to know if you had something, uh, you know, a hot issue that we should ask. I mean, they always ask us and they always advance it, but whatever happens to it, I don't know. I mean, uh, you know, I do, I don't want to not respond to him, but I don't have the utmost faith that we'll get something in the end. Um, but who knows? Well, so the 50 grand for the economic development person, um, would be great. The discussion was going to be a hundred grand have somebody for, you know, somebody halftime for a full year, or we got them for a couple of years, maybe. Um, even if we get 50 grand, we can kind of use it for a year. That'd be really good as an experiment. Um, and they called our three things that we'd asked for before. One was NV state communities. Um, one of our big things that you see is re-looking at NV state communities from an economic development standpoint, much like the regional West was, but looking at some of the other areas, um, and how is the density there? Does it make sense? And also back our minds, we have to know that main zone is not a functioning district, right? And that state is very attuned to towns and cities. So it's just a matter of time. So do we ask for our 50 grand to re-look at NVTA districts and stay ahead? Yeah. I don't know. And the other one is re-planning master plan, but the planning board is that the planning is done. So, and it sounds like you guys have money for the zoning. So that one kind of is off the table right now. Okay. Yeah. I forgot about the, that we asked about the MBTA last year too. So, all right, I'll, uh, I'll go back and grab that. I'm sure I have it in an email from you. It was just the one that jumped to the front of my mind was the, uh, help for economic development, uh, part-time person, because that was the one that made it into the bond bill of the other requests. So just, you know, maybe if we keep asking that one, we'll eventually cross the finish line. So. Well, the MBTA communities one, they may be more attuned to, because it creates housing. And we all know that that's the basic knowledge of private looking possible. So I think that, like, you know, if it comes down to voting on it and whether it's the cutting room floor or not, somebody might keep it on the table. So try for both. Just to, to bat around the ideas of how to do parking. There's, there's a couple of things going on. The house adjacent to the library just went up for sale. It just hit the market yesterday. And it has land that goes back behind the freight house. Um, it had, you know, they, it's over four acres and there's land there that could be used. If we could approach them that could be combined with the library property that that's separate, but first and foremost, there was some people that want to look at ways to improve the parking down around the depot, the library. Um, and what maybe in that right in the center of that triangular piece of land out in front of the veterinary office. So I'm inviting police fire DPW Robert. I wanted to get something from the EDC. I invited Jesse Burkhan and I'm waiting for the age, the historic district commission to send me a name and then we'll pick a day and get together and take a look at it. And there's also going to be a select board liaison. So, you know, David loves everything. Uh, there it is. So then he's coming to do it. And I said, do you want to do that to the first person? Yeah. That's why they put all these signs in, uh, my last town manager office hours. I had several people come to complain about the signs, how they were kind of, uh, tacky and overkill, because they put so many of them up there. What, what are they saying? No. That's part of having Jesse at the table, because he wants people to park there. Yeah. So we just need to retrain, right? have you heard anything on townhouse? Have you? Last parent heard that they wanted to open in September, but nothing's moved inside. Have you heard anything? Or not at all? Which, which one? And townhouse bistro, going into the old Collins market? Uh, no, I haven't heard anything since the, you know, the last time at the ZVA, but, um, I can reach out to the, the engineer I've dealt with before. Um, I was going to, in case you weren't aware, you were talking about housing, and Robert may have shared this at some point, but cascade down the street. Um, it had gone through appeals and the town had prevailed. But recently about two weeks ago, the commission, the commissioner at DEP, uh, in an unusual fashion, stepped in and over ruled the, uh, hearing officer's decision is basically remanded, uh, and back to the conservation commission, uh, finding certain things in favor of cascades. So that may start to move quicker. Um, or, you know, it had looked like the, the town was prevailing on its concerns about the wastewater discharge into the cold water stream, but the, uh, DEP commissioner stepped in and issued their own decision saying there was sufficient information for them to make a determination and they need to work with the developer and go back. So that's been tied up for a long time. Well, before I got here, but it sounds there's movement again, over on that, you know, it's still tied up in the hearing process, but that was an unusual twist. Um, I'm not, I'm not really laughing at it. It's small. Yeah. They did, uh, some higher up for China. Yeah. The town of fields of the state got to stop it on environmental grounds, which the state basically, uh, you know, they vary, but then the director of the settings and the director of the county. Yeah. It was sort of an administrative. Yeah. Which, uh, you know, several people feel that this is kind of the state's way to push their housing agenda in a roundabout way, but it seems like a dangerous precedent for them to get involved. But, you know, it's hard to tell their rationale. So I understand before that, uh, you know, essentially the project was approved, but with a really stringent wastewater system that was so expensive, it was basically cost prohibited. Is that, that basically, that was the, that's my understanding. And then, and they, they wanted to appeal that and the state, the town prevailed. Um, and now we have this other ruling saying, no, they don't have to do all these things. So, um, the cons cons still is very passionate about protecting that cold water stream, because there's, I guess, one of the few in the region that is a habitat for native brook trout. So they, they're, they, they wish to continue fighting it. All right. Okay. There was some discussion over here, like pops up, but they somehow want to connect to the town center. Super, but that's like, a, you know, the past baby, maybe that, that shit could be by a massive, like a mile and a half. Maybe I don't know how far it'd be crazy. It can't even potentially be cost, cost, cost abundant in any way, shape or form. Michael, there are discussions in that regard. Did that go anywhere? Or is it still going somewhere? Well, I don't think it went too far before, but without getting too much into the weeds, um, after the decision happened, came down the other week, cascade reached out to me to see if I could try and get people to the table to talk about options. Um, and, and that subject did come up again. So, um, I'm working with the attorneys. Um, and I've been talking back and forth with members of the conservation commission to, you know, at least be open to a dialogue with them rather than spending more time appealing appeals and whatnot. So we'll, we'll see where it goes. We're talking about trying to get a stay of, uh, uh, this expedited hearing that the commissioner wanted just so that people could take a breath and talk about things. Uh, so options are on the table. So, you know, I'm, I'm trying to have everybody keep an open mind. Um, I think even, you know, the wastewater plan, we have limited capacity and we could use it all. I mean, I think we can say no, right. We can say no, right. The state can't mandate that we rent, rent a home use. Sorry. Cascade. Yeah. I'm not aware of this is something I have to get educated on with the wastewater district commission. Um, so then that's on my to do list, you know, because this, this all came about in the last two weeks and it was the, the beginning of the week that cascade reached out and wanted to try and see if we could work out a few things. So, uh, these, these topics have just come up again. All right. Well, ideally they would be hands off the waiting center. So we can figure out how to expand in some way. Um, but in that regard, Michael, there was discussion about, I know that, uh, Tom Holder and Abby are looking at potentially trying to expand. What, what are the efforts in that regard for wastewater? and the wastewater management district? Um, are you talking around Dudley Pond back? Well, Dudley Pond is sort of a little bit different. It's so far away, but there's talk about, I think Abby, as everyone's describing, it sounded like they're looking at how to expand the system overall. Is there like engineering that's happening in that regard? Or what's, what's officially happening in that regard? Um, it'll cost a lot, it'll cost a lot, it'll cost a lot of engineering. So I, I would have to check with them. I'm, you know, we've had some discussions just informally, you know, brainstorming about trying to, to increase things so that we could bring other people, increase capacity over there, how to, to work on that. But I don't know any specific plan at the moment. That doesn't mean they're not working on it. It's just not something that I'm focused on with them. Yeah. I think there's sort of the thinking phase, but it's just, if they were thinking about, you know, what happens with the 320 West district? That one's going to be a tough one, because it's at the tail, and it's not very, you know, that bar, and it's going to be expensive to be over the hill. There's a lot going on there, but. That would come from, I remember we talked about this before, that there'll be a letter that would go out to every single property owner, updating them what's new, talk about her pet sidewalks, and the town will be reaching out to them, updating the building, so many changes that will be happening for them to be plugged in. And then also cleaning up their properties, whether it's zoning violations, whether it's, you know, we have three different categories. One is zoning or building foot violations often site. It's like the worst culprit. Then there's, we can't really control it, but we should really be writing into the stuffing, which is, you know, masking your trash cans and grades the AC and send back your dumpsters and not having donation boxes, like that sort of thing. And then it's just be a good neighbor, and you can move your lawn and take care of your stuff. And like, so we will be looking at that letter during the meeting. I don't know if you can stay on, but we'll get that to you and Tom after this. I thought this letter would come from your office, the building department, and EDC, just kind of covering all the bases. And we can all look at it and make a look at it. We just kind of, it'd be great to get it out in the next month, just so people can start working on things over the summer. Um, I, there's a school of thought that somehow Zurich, um, didn't make their initial approach the greatest and may have ticked off some people at Raytheon. Uh, what are we gonna do for an override, um, budget working group? Just, you know, I'll have to look at creating what's called an A and B budget. If we're thinking about an override, what happens if it passes? What happens if it doesn't? And similarly, the capital planning committee, capital improvement planning committee, um, this year, we'll be able to work on the schedule that the bylaw states and they're, they're supposed to have a report done by October. So, everything's shifting. We're shifting now. The focus in, in my office is to start doing the financial planning. So we've already met a couple of times to talk about override. The select board is going to pick it up this week. So that, that will, take up a lot of our time, but, um, you know, it's a very important issue. that, these are all important issues, but you know, that's the big thing that we'll be focusing on over the summer. So, like finally, next on our agenda, we've been talking a little bit about, uh, meals tax, um, even for that discussion, where, as we get new meals tax, not looking at what's already been, you know, in the worst, but a strain joints, a townhouse, and now with Duncan, and a new stuff, example center. So, the question is, can we lever it, like other communities do, to have enterprise fund, or set aside funds, to generate, and improve the commercial districts? So, I know Robert, you're an athlete of that, you've done some research, Jeff, you have some, well, yeah, well, it's a low rejection of what they have. Yeah, it's a letter, it's a letter, it's a letter, it's a letter, if you tax that, in that case, for the bill, obviously, it's all balance that you, you're going to have to, to come, in the cafe to, the cafe's going to have, and you're going to have, you know, your, what a cappuccino, or you're going to have your, you're going to have your, someone has an open bar for an event, how does that work with, with the receipts? Well, it would be charming, some money, toys, to, to, to, to, to, to, to, you're going to have, they have, they have flat fee, like an open bar. I mean, they, what are they doing, were they tracking the drinks, on the back end, and paying tax on, how do they pay the percentage, of the flat rate? I don't, and you can see it, but at least, at our own end, we were, like, you, you still can pay by, it was an open bar, I guess, but I pay by the drink, for every single person, if they're telling it, in fact. Oh. Oh yeah, you don't, you don't know what the tab is, Yeah. So Michael, that is, that was, one thing, we've talked about a little bit, I know that Cheryl is very, proprietary with the existing meal staff, but the question is, with this new, instead of just letting it fall, nothingness, you know, do we do something, with that short 25, 30 grand, that could make a difference, in the corridor. Is it easier, what, what's, you know, this is not a ton of money, it's not like, if we set up, then, it's fine, but, it can be set aside, like, what would be your recommendation, not, endorsing it in any way, shape, or form, but, what's the most streamlined way, to consider, having, sort of this, give you funds, to be able to improve it, more statistically, with the increased, you know, tax, or, oh, we lost, we lost, we lost, we lost. Um, oh, I'll put in, because ultimately, I mean, I agree on, I mean, basically, I mean, why do you want us to support, the budget, payday, so, I'll send the e-bots, to, to, to, to, to anyone special. Like, it has to be approved, but to make a proposal, what do you think is the best way logistically to, I dropped out when I was saying, I don't know about the issue of this advocate for it, because I have a bunch of people, you need to bend it over, I need to pass, I mean, a zealous advocate. But if you weren't, you were just sort of, what is the procedure? Um, I think, given the select one's endorsement, I don't think you have to do the endorsement of the product policy decision in them, but I think you have enough people on there right now that want a link set on things, like, you know, especially first during the board soon. I mean, again, it has to be then. Yeah. It's a mechanism to do it, though, because I know Carol has said, well, the money's there, you can't, you mark it, or, you know, you can't designate it for a certain use. Like, you can't, I mean, we do this all the time, it's a long-play. Yeah. So... Because of that, it's a general plan. You see, when it comes to the general plan now, all you need to say is, you're basically setting up a budget. A budget item. Yeah. Let's say, you know, you know, based on this, you know, it's a great brand, right? It's a policy question. Some of us say, every year we're going to appropriate, you know, 20 million and a half of that, of that kind of thing. We have 100 million, I don't see, we have 100 million bucks in, just around the world. 95 million bucks comes in, we have to take up 20 million each year, policy, and, and, and going to a budget, pretty easily, to use for the next 40s of total revenue. So, that's the easiest way to do it. The harder way, the longer way, the longer way, the majority of the budget, it's actually fun. And some work, can't have a hands-on rate, but often, they, they, it would be, they want to bring some of that, that, that, that's fun. Well, that's a bell brand, it, the time they used to, they used to have, it's 200 or 200,000 bucks, triple in a year, it's a big, well, it's part of the budget process, we, we get, you know, we're gonna pay a year for, we use that for, you know, bunch of meat for sour weed, You guys are, like you said, betting for scraps, but this year the budget will fly, but it feels to me like right now this would be something that the select board had a really hard time getting over, but we waited and we're, until the budget override and all that sort of stuff kind of, it's, I don't know if it strategically makes sense to me, but I'll do that in front of it. It's one thing that the board, I see the EDC differently than other advisory committees and boards, but there are other advisory committees that come in between and ask for a budget, let's say HR, you can't see, and the board has been, but the board has been reluctant to give them a lot of money and they, they did help them with a couple of events and, um, there are some issues with how the money is paying off, but if not, these are going to be tracking any different things, so they come back and ask for the board of money, that's the board of the board, you can't remember what people can do, but it's kind of basically different, because you try to promote the groups where, which, those revenues can help, when you have a budget that, if you're going to need, you can grow, you can add businesses, I think they can look at them differently, but until now I would say they've been reluctant to try and continue by these ladies. Yeah, it's not like it's our special one, it's literally just, these funds will be allocated each year, and it would be approved by a software, and it's just sort of, it's, you know, whether it's, you know, for the private property, you're going to develop the amount of signage, or, you know, whatever. And the town. And the town, yeah, yeah. So we would, it would be, it would be standing at our discretion. We could propose this, then, you know, set it aside and everything. So. So your understanding, it wouldn't be offered until, like, wait a year, until the budget will arrive, and it hurts to go away with that. That needs investment, and it's investing in the future, and investing in it. So, that, that I'm not seeing, in a sense, it's not as if it's something that we want to have maintenance. All right. So, for next time, we'll deal with one pager. So, you want to try to pull that together, and then, Robert, some of the information you have, or can you send it to Jeff? Sure. No, ultimately, it's because I don't think we want to propose an advice fund. Or, I don't. I think it's helpful to know what towns and cities do it. They bring in, they create balance, and, they just, they go small, but I don't even need to pick out. I don't think I'm going, or accordingly, but whatever. I think it's just the best, it's simple, like, I'm going to do it, you're going to do it, you're going to do it, so it's fresh, you're going to have it, it's sweet. It's just brand new. You know, when you move this, you need to, you're starting fresh, so it's like, it's a good answer, and you're now starting over, it's like, it's such hard. But you start small, and then you never chase 10,000, you're never chase 16,000, you get 25,000 in three years. Yeah, that's why you do small, you deal with that time, you show that you can do it, accomplish it, make sure you get one more, one more, change, and I mean, I'm going to try to pick up on some, in the least, that I've already decided to do it. Okay, so we'll pull me out of that one page here. The other topic is split tax rate, which we've been talking a little bit, with Jeff who's brought up, other communities have a split tax rate, and it's much higher, right, they're in the 20s, right, they're 25 for their, their tax rate. For us, I know it's been talking about it in the past, to be able to chase our business away, but at the same time, our residue rate, if we add one, two, three, four dollars, it would still keep us below what other surrounding towns are, but every, every dollar is probably worth about 160,000 dollars a year. So if you increase the commercial tax rate by three or four bucks, you know, it's a decent amount of money. So, and it's fair to ask the business, if you look at, you know, everybody's valuation, their residue has just gone through the roof, unfortunately, like this. So they pay proportionately much less of the cost. Now, rationally, they should pay a little bit more, but we don't want to chase them out of 10. So, that, that has been, the cost put together sort of one feature. We should, you talk about the tax assessor, right, and for us to do a split tax rate. Yeah, it actually doesn't require town vote. It's a select board decision. It's always a select board decision. It's always a select board decision. Right. So, it's, it's, it's low-hanging fruit, and I think it's, it's, it's a fair proposal. Um, I mean, I know when I talked to the head assessor, you know, his first reaction was positive, when I told him that, that all the, uh, you know, the neighboring towns, some of which he was surprised, had split tax rate. Even Lincoln has a split tax rate, and they have no commercial. Um, but the bottom line is, like, split tax rate or no split tax rate for these other towns. Virtually everyone has a higher commercial rate than what payments commercial people are paying, because they're paying off the residential rate. So, it's, it's low-hanging fruit, I think. I'm not a taxation person, but I think there's plenty of room to run to keep the rates still below many of the surrounding towns, and not lose anyone because of it. I mean, are they, are they gonna move the town? Are they gonna move here to another town to pay a higher rate when they're already established here? So, and, and the fact that it doesn't need a town to vote, to me, it's, it's like one of the easiest to make it, to make fairly significant money. I, I mean, I disagree with some of that. I was a select board member for nine years, I was a chair of seven years, and it's the most political between the town, because the, the businesses make the, the counter arguments, the counter arguments, and we used to, why would I want to stay there, I'm a mom and papa, I think they're going to put it to me. So, that's what they're going to say in the board. I'm just telling them the reality. See, it's not that, like, oh, it's an easy vote. I would bet there are some members of the board here that, who will look at it as an easy vote. Um, but it's, it's a $5 million to do it. Um, I know, for nine years I was on my board, uh, we had split tax, I believe. And even tax rate, and then a couple of board members came in, people went in turn, jacked it up, and the depo's a lot of mom and pop, they retired. And the chain stores would stop and shopped, they used to them, but other ones, they went all the way to the, they went to the last. And not, not all businesses are going to pay for it. A lot of the smaller mom and pops in their own whole neural buildings are on gross leases. The landlord has to pay for it. Yes, I mean, that could impact future negotiations, but a lot of times the landlord, I mean, you're not talking huge money, I mean, on, on a $600 million building, if their commercial rate goes up $2, it's, it's not, it's not going to kill the landlord on gross leases. So a lot of times the end user, the business, isn't even going to see that cost, you know, maybe in five, ten years from now, when they've got to renegotiate their lease, maybe they get a little bit more of a bump in rent than they would have thought otherwise. But I think the commercial landlords signing a gross lease, they're just going to kind of absorb that cost. And then the bigger companies, the chains and whatnot, it's, it's like, it's a nothing absorption for them. Okay. And even in the town center, we have a lot of the commercial dollars coming through. That's going to spread so many different ways. It's, it's, I mean, yes, it's going to come out to a certain amount per square foot. Um, but because of the, that's a lot of the commercial there, I think those tenants aren't, if you can boost it at $3 or $4,000, I don't, I haven't done the math on what that would be. Well, I'll push the more foot, but it fails in comparison to what their triple-nets already are. So, um. We kind of pulled away the information. Right. In budget straits, it's something we should consider, whether it's taken or not. But I think that, you know, even if it's discussed and not accepted this year, it's just sort of being acclimated. So I'm trying to bring down the residential, unsanity, $3, $3, $4, maybe right below $20, is significant. It's just $1,000. So when he implemented in my town, the inventions didn't go up. Sometimes the real estate needs to have worked on the other commercial. So there wasn't any we found money. The next section, the bills didn't go up on the inventions. We're not trying to offset it. If we had a lot of commercial, that would be great. You know, if we were native, or a framing camp, that you could subsidize some of the residential taxpayers by doing it. Here, it's just an additional kind of money grab, so to speak. But in lots of services. Yeah. Right.
