IT'S OCTOBER THE 21ST AT 7 P.M. THIS IS A MEETING OF THE WAYLAND PLANNING BOARD. I'LL CALL THE MEETING TO ORDER AND TAKE ATTENDANCE BY ROLL CALL. BILL STERLING. HERE. JESSE NEWBERRY. HERE. ROBIN BORGSTEDT. HERE. IRA MONTEGU. HERE. ANNETTE LEWIS. HERE. HERE. IRA AND BILL, DO YOU WANT TO CHANGE YOUR NAMES TO YOUR NAMES INSTEAD OF JUST PLANNING BOARD? OH, YEAH. HERE. OKAY. ON THE THREE DOTS ON THE RIGHT-HAND CORNER, YOU TOUCH THE RIGHT-HAND CORNER, THREE DOTS, AND THEN YOU GET A CHOICE. I LIKE BEING THE WHOLE PLANNING BOARD, THOUGH. CAN I KEEP THAT? OKAY. IT'S HARD FOR THE MINUTE TAKER. I'M JOKING. OKAY. YOU COULD CALL YOURSELF EGO MAN. ROBERT, WHILE WE'RE GETTING READY, FOR THE MEETING THAT WE HAD POSTED YESTERDAY, CAN YOU PUT SOMETHING UP THAT SAYS THERE WASN'T A QUORUM? I ALREADY DID. THANK YOU VERY MUCH. I JUST DIDN'T. BECAUSE IT DIDN'T MEET QUORUM. JUST SO SOMEONE CAN GO BACK AND LOOK AT ANGEL. YES. WITHIN MINUTES. RIGHT. I JUST WROTE A WORD DOCUMENT. OKAY. THANK YOU. THANK YOU. THANK YOU. THANK YOU. THANK YOU FOR HELPING ME. WITH THAT, I WANT TO SAY THANK YOU VERY MUCH. I JUST DIDN'T. BECAUSE IT DIDN'T MEET QUORUM. JUST SO SOMEONE CAN GO BACK AND LOOK AT ANGEL. YES. WITHIN MINUTES. RIGHT. I JUST WROTE A WORD DOCUMENT. PROBABLY WAY MORE PROFESSIONAL THAN I NEED TO, BUT IT JUST LISTED WHO WAS THERE AND WASN'T THERE AND SAID THERE WAS NO QUORUM. TERRIFIC. THANK YOU. NO MEETING MINUTES. SORRY. WHICH IS FINE. IT ACTUALLY MADE MY LIFE A LOT EASIER. LET'S PUT IT THAT WAY. OKAY. Thank you for only two people showing up. I thought I was going to be there, and then last minute I couldn't. It's not a big deal. You did not miss much. It was more of an overview of this is what we're doing. We can always give you the updates. It was nothing like crazy. Yeah, it was pretty simple. Can I just go over the agenda briefly? There's public comment now. Then review and approve the draft minutes of 9-23-26. Then the continued public hearing of 2601, One Hobbs Road, Oak Management Supportive Living Residence Site Plan Approval. 730, PB 2605, continued public hearing of 8 Park Ridge Road for the planning board to decide whether or determine whether there's specific planning and material changes in conditions upon which the previous unfavorable action by the zoning board was based. And then we have review and approve final council and aging as built plans, and then update from the town planner and chair, board comments and concerns, and adjourn. So first, let's... Let's move to, is there any public comment this evening? I just see two people, and they're both here for the 715 public meeting, public hearing for the One Oak Road. So I don't think they're here to make public comments. But if you are, Matt, here to make public comments outside of your hearing, please raise your hand. Nope. I don't see any hand raised. Okay. Perfect. Move on from that. Okay. Okay. Thank you. Minutes of 9, 23, 26. I did get some comments from one, I think it was from Bill, and I put them into here. Bill, the only thing I could not figure out on page two was this note you said, extension of the parking lot to the parking lot edge. I don't even know where that goes. Oh, yeah. I'm sorry. I didn't mark that correct very well. This is the only thing I remember. It should have been right after. He's turning it. It says the proposed. I don't know. It should go right in front of, should see samples. No, shouldn't be in front of, can't read my own notes now. Should see a sample of material for signs and add, I know it's, um, it should go right after Alyssa Avenue. I'm sorry. In that first line, it should be Alyssa Avenue extension to the parking lot edge here. Is this what you wanted or just a low case? Yeah. All right. So this is the only paragraph that I got comments on based on, um, from Bill. Okay, Bill, um, to make it clearer, uh, you suggested there'd be a celebratory terminus at the end of the proposed Alyssa Avenue extension, where it connects with the rail trail. Isn't that what you said? That's what you said. That's what you said. That's what you said. That's what you said. That's what you said. That's what you said. That's what you said. That's what you said. Great. That's even better. Yeah. It connects.
Is that good?
Just, just wait. It's such a long sentence. You might get rid of which and just say, you know, make that a separate sentence. Yep. I got that. All right. Um, going back to the first page, any comments on any pages or has it been on the last page? Sure. Timing. If you look at 842 on page three and then 839. Good catch. That should be an 849. I went back and looked at it. Okay. Nine. The last one was right. I knew that. Uh, the other correction you just made, um, when you made that into a sentence, you have to finish where he agrees to do. You have to say that.
Or it, or whatever you decide.

Yeah.
Thank you. Okay. Is there anything else? Um, , can I have a motion? I move that we accept the minutes from September 23rd, 2026 as amended. Second. Second. Second. Uh, all in favor by roll call, Bill Sterling. Aye. Robin Borgstad. Yes. Ira Montague. Yes. Jesse Newberry. Yes. Annette Lewis. Yes. Uh, that's unanimous. Can I ask a question with the minutes? How have we been handling them? Um, I know that I've been reviewing them. Is Jesse reviewing them first? Uh, yeah. And also at the same time, sometimes right at the same time, Jesse has also gotten copies of them. Yeah, I, I, I get each one. Yeah. If you want to take the first shot and get it done earlier and then I can read it, then it would be easier for me because it wouldn't be as much work. Sure. Yeah. I'm happy to do that. Thank you. Um, moving on to now. Okay. Why don't we do, uh, updates from the town planner? Sure.
Okay.

Um, so we received an application this early this week, which I knew was coming was for a, uh, a child.
How'd care use at 200 Carmarth road.
If I should be road not Avenue uh, Tacoma road, um, for a daycare at that property, this property, this site plan is gonna require a stormwater purview and also
to require a stormwater peer review and also a traffic peer review i am required to come to the planning board and ask for permission to seek a stormwater and traffic peer review once the application is deemed complete which should be done tomorrow um went through it and and they made a list of um waivers and i can bring those waivers to the plane board next meeting um if they need if we need to vote on beforehand at this point we don't have um a master contract for any um consultants do we do you have to do an r we do we do but they're not the ones we we usually use we do the ones they they work a little mix up the previous two previous pre-recruitment officer did not send it to the people that we wanted to send it to the the typical people we've been using um for the past peer reviews that have done really good work so neither of them bid on the project and so we did actually decide to reward a contract just so we had some books um but we can also do a request for pull request for qualification also um we can also send out to three consultants and get a peer view request or to you i i would love to have just two firms at least on a long-term contract and you can just pick one or the other just to make life easier for you yeah we do we do have i think two or three we have two or three i have to go back to see which one they are they're on the higher side and that was the issue when we're dealing with uh projects we were dealing with something more local and somebody that was bigger had more of a bandwidth but okay um i don't think they both have trapped i don't we only did stormwater so traffic would have to go out anyways um so we would just pick uh consultants that we've used in the past then doesn't the town have a contract with um tec yeah they may i can yeah they do the um board of public works has a contract for i mean it's for the town so if that makes your life easier your understanding is that if we do a massive contract that i don't have for the plan board every time you have one is that and you can just pick and choose as long as we know who they are there are some that we haven't liked in the past but i don't think that's happened since you've been here yeah and tc is not it's not the traffic engineer for this project for the coast for the afghan so there's no there would be no conflict of using there's no issue that it's it's another one isn't it when we've seen before because there's only x amount of traffic uh engineer firms that are out there so yes so you know there's a lot more there's a way more uh firms there's only like i can to be honest i only see a handful i can probably put a hand on my hands of the ones i've seen but um i would be helpful just to get the request to get the approval just in case we don't um that's fine but keep in mind we can we can also send to the map get a mask we have it and we can just reach out to them and get the quotes that way yeah um does anybody have a problem with um whoever robert chooses he's been doing a good job so far yeah that's fine with me yeah is this one where we want to do a joint are we going to need to do something with conservation uh they have did not file with conservation but but they would need it to we need to have the chapter 193 the stormwater uh regulations be peer-reviewed which is that stormwater one 10193 is a stormwater um but they have as far as i know if i'm not after linda they have not filed with the conservation commission when you send the note back to them if you're going to say that it's complete will you ask them to please file with the necessary permits for conservation so that we can have one peer review consultant and save them money yeah um and the other question we had was or i had was we had this question last time about waivers and they'll say i need to bring the waivers to the plan before the public hearing grant or not because i think there's an x amount of time is that this does that sound right i know you have the time and you're right but it's so weird i don't see how we can grant a waiver if the i know if we haven't had hearing well so the that's the regulation says that i wish we need we need i need it to change it says that no public hearing can be done before 30 days peer view 30-day review by committee by the boards and committees in town which is frustrating when trying to deal with public hearings if you miss the 30 days then we only have 60 days we have to push it out so is there is there a way that we can deal with that can we you can walk i mean is this in the regulations or in the bylaw the bylaw so with that we have to mend it or you just completely like look the other way which it's not really typically what i like to do but i like i want to make sure everything fair i don't want to give this one a break and the next person's like wait you give them a break why it's like it's it's it comes really slow but yeah no we have to do we have to figure out a way maybe we can do it offline uh to make it work so that we can open a hearing make the determination that we're going to make the determination you know what i mean yep uh and then go forward so yeah so that's maybe we can talk tomorrow yeah that's our request is that we can just in just in case we can go do requests for quotes for uh yeah whatever works for you we just need to vote for that okay um can i have a motion to um authorize uh the town planner uh to re to uh obtain uh peer reviews for 200 commonwealth road application uh for uh traffic and uh storm water to be shared hopefully with the conservation commission so moved second
uh that's enough okay robert is that good enough or do i need to have a specific motion also that
says that you can do an rfp no that'sии no i think you just need i just needed some kind of vote just in case okay um so uh voting uh all in favor by roll call ira montague first good for you jesse newberry yes robin borgstead yes bill sterling yes okay robert annette lewis yes it is 17. okay welcome we'll come back to the other thing later okay uh it's 7 15 and we're doing uh going to hear do the continued public hearing on pb 26-01 one hobbs road formerly 67a local street uh oak street management support of living residence site plan approval
so robert do you want to begin and tell us where you think we are
and we can uh well i had no information up to about monday uh two days ago and i got information from the appkin that a non-profit has been established called jmac um well while i'm talking can you robbie can you bring up
oh hi nick thank you for coming hey nick
you uh hi everybody brandon matt honestly everybody except for wacom on that's on that on the on the attendees robbie um so a few two days ago i received information from the appian that they have formed a non-profit organization called jmac i provided the the applicant has provided me which i provided the board the jmx called jmac supported living inc and they provided the secretary of commonwealth information included hfpb triple net lease that they provided and a description about what what the changes are that they're providing um so that is all i really have i talked to the applicant in person and they just he just walked me through what the changes were and then from there that's all i have there's no updated site plans or anything like that but this is the one issue that the plan board was concerned about about uh the benefit reaping the benefits under a non-profit which at the time they had did not have anybody like physically locked in as a a cloud agreement and then at this point it looks like they do have one with uh a triple they have a triple net lease which i provided and then just uh redacted some of the information that was um not necessary in this case but it does provide you a very lengthy um document so i would i would actually just give to the to the applicant to explain what they're where they're at um and they can definitely provide more information and you know and answer any questions you have based on these three documents that provided so i would matt matt are you there matt alfano
hello matt or brandon or andy someone

is matt
you're muted matt no it's not actually right corner three dots click on one and then read or click on the mute beside the three dots the top right hand corner of your screen
i don't think you beat that muting more but something's wrong with sound
you have to switch to a different microphone we can't hear you
go to a different studio

can't hear you you're still muted is there a way that somebody else can unmute him or not
okay does that work there we go yes yes okay sorry folks um yeah so uh matt o'connor with regard to one hogs road um i do have some other members of the uh the the team here um sanif uh brandon and andy um we also have uh counsel uh via text he's actually in another um planning board meeting uh if we do need his input um so yeah we're hoping uh that we've provided all the necessary information uh you know to the planning board uh to uh to approve the our project can you just can you matt can you explain a little bit what you did to uh to uh complete what the plan boy was asking yeah so my my understanding like i said was that uh the planning board was looking for a non the non-profit organization and the triple net lease um describing you know what the building you know would be who would be running the building and the you know conditions that the the building would be um you know operated
so we provided the triple net lease and then the non-profit organization so it's my understanding
that the nonprofit organization is essentially you it's a family member yes and how are you going just out of curiosity how are you going to uh run it and how are you going to get the people who are going to be living there how are you going what's the procedure yeah so i think that our really next step is uh would be fundraising and then in the interim period of time the lease as we've discussed or mentioned with the planning board before is an assignable lease so that we would be able to assign you know these terms and conditions to another organization okay andy rickard are you you're with the um arc yes yes you guys are still interested in doing this at some point okay um the just so you know once you get your approval you have two years to start construction i think that's it isn't it robert and then five years to finish it could complete there are some uh ways i think i think there's some ways to ask for extension but i think it's only a lot of six month extension it's not super long yeah it's not there's ways there's ways to do it but it's not like super long for the first one if i could speak on that briefly yep uh because we are um you know reaching out to different uh state um and federal organizations to receive grants and funds uh to build the project um we would respectfully ask the planning board uh for as long a period of time as possible that we are required to start you know spending money you know really for the most part um we don't have a choice once we issue a decision the two years starts so is is is it i'd see there i can't remember if it's by bylaw or state law but it's that's how it okay just go ahead please if i may um madam chair this is part of a state funding round sometimes we have to go a couple of times before funds are allocated so two years might not be enough to get the funding award and then leading up to the actual construction start that's the nature of the the amount of dollars available for this kind of the dds and fcf different funding buckets so we understand that at we're talking about it's i don't think it's within our purview i think that so that's not a bylaw that's a bylaw and the law say what you have to do
so the the maximum uh start date to coordinate funding would be or you know to
to start construction would be two years is that correct two years and i think there's a provision for um an extension but i think the extension is just six months i haven't looked at it recently because we've been anticipating you doing this quickly and the reason that they have those dates in is because things change by laws change laws change and they don't want to carry them forever right okay understood okay yeah so let me ask you with this funding thing that you're doing uh in your note you said to us there was a letter from you that said uh you wanted to strike the 501 c3 can you get funding if you're not a 501 c3
yes we can i've been in contact with normal banking institutions
of course that has a less favorable loan package interest rate if you will so you know we are trying to levy the least expensive money as possible um and like i said uh get uh grants and in some cases it's a a 30-year loan but it's zero percent interest so we can really just and you don't have to be a 501c3 for that no a lot of these uh organ a lot of the funding no we do not okay thank you and it doesn't prohibit us by the way from from uh the government to um establishing that okay um
do others have uh comments questions go ahead robin um i had some concerns with
the assignment provisions of the lease um i know up above it says that the tenant has to use this property for the educational purposes but the assignment provision allows the tenant to assign other non-profit corporation but there is no restriction on that other non-profit corporation that they be operating an educational facility and that condition that provision should say that the other non-profit corporation has to be using the property consistent with that restriction that it'd be an educational use and it may be that it's absolutely your intention to do that but the contract needs to say that because otherwise you know you could sublet it to a i don't know a climate action non-profit yeah no no that's not a dover amendment application so i think that lease needs to be amended to have that restriction i don't know what you're thinking that but i think that that paragraph 15 needs to say that the other non-profit corporation that you can assign this to also has to be under that same restriction you can assign this to also has to be under that same restriction that you can assign this to that is for an educational use that's consistent non-profit educational use no i yeah i'd like that too uh robert can i ask you to invite uh mark attorney lanza um to the call please robbie can you elevate mark lanza thank you and again yeah that's that's the intention you know of course yeah it just doesn't say it didn't if the word if it needs to be specified or the there's a word that needs to be changed go ahead mark if you can hear us i see the name mark i think you're um i'm looking at the screen i think you're um your speaker is you're muted off because yeah muted and if you can hear me mark so what's what's being brought to our attention is that the the language of the trip on that lease doesn't specify that the leasee um in the assignments of the lease section um conduct the property within the parameters of the dover amendment my i think i'm yeah well it's it just needs a word it's paragraph 15 and its tenant shall have the right to assign this lease to another non-profit corporation it has to say non-profit educational i see corporation non-profit education yeah man that law school education's coming into use tonight there are a few other things in here that i wanted to point out do you have anything else robin no that was the biggie does anybody else have anything else okay um in 5a paragraph 5a um it says that there has to be compliance with the one two three four lines um which is prohibited by or in any way in conflict with any laws statutes ordinance rules and regulations it needs to add bylaws bylaws to that's 5a to be added and then in eight number eight um i think i have to find it it you're enlisting who has to give approvals in item eight in the in the lease agreement yes and i'm trying it's in under alterations i'll find the section in a minute
oh there's okay alterations made promptly
the board pug about there's some place in here where it was not clear . that um you'd need to go to the building department and have planning board approvals for some kinds of changes here it says basically that the landlord can approve any change that the ten dark wants to make but you can't just you you need to go to the building department and for some of them you'd need to come to us okay yeah so how would uh or i don't know mark is there a way that oh yeah that could be worded you know under applicable law or is there what phrase as applicable as needed what paragraph is that we can't hear you mark sorry okay echoing oh i know that it's item number eight eight okay okay
somebody's echoing it's mark it's because he's got two two devices on connected oh it's not me

yeah so number eight you know the the
of it would be to you know work within um you know if there any major change that changes the what we're proposing in the site plan in the uh the the building
uh would have to go i understand the issue and it can easily be correct and clarified okay okay
that's number eight and those are the only things that i saw so item number 15 um it has to specify that the um the assignee uh is non-profit educational organization uh number five a i i think it has to be more specific than that corporation actually yeah sorry educational corporation okay yeah i think it has to be more specific it has to be you know assigned to a non-profit corporation for an educational use like they can't just have their offices there can they they'd have to actually be using it oh for an educational use okay
okay

okay um matt also i think we were waiting for um information on the site distance
at the driveway looking toward um is it alden over there so yeah so to to digress to that uh subject so that um and i might have brandon elaborate but that um is an existing opening i have met uh on site with joe doucette um he has been uh i did meet with him again this week um we've identified the two trees that could you know they're town trees you know our uh wrapped in this uh you know this uh bittersweet vine um so you do have a tree hearing uh to improve the site distance in that area from the existing conditions um the it received like i said the example of one of the items that you had uh talking about but it really was like a 150 page um example of
um you know what you were asking about i think that you said that you you know did not you were
not asking us for a you weren't asking you to do the whole thing just the site distance right and what you sent before wasn't sufficient because what you sent before just assumed that everybody was going at a certain speed which was posted and that's not how you do the sight lines right so that so that is a that is an ancillary uh i would have likened that to the ob allemori line which did uh go forward of two times and they're not completely off which is another interesting link but uh yeah it does sound like something that you can ask about probably sometimes oh i guess we could persuade the Yin Y cos around not just consistently having tenants in a unit but um like you know we'll also have to decide about how many or two people are твоing into our community every single time that it doesn't affect or any Superintendent of this state on the property we will use a driveway is the entrance to the property on Hobbs Road i don't i think we've been quite clear that we didn't before they take them out, you should be able to determine what the site distance is. It's to the, I think it's the, I don't have my- Uphill. It's the one where it comes around the corner downhill, and people will be coming and want to make sure that it's safe. So the measured site distance based upon what the field conditions are is about 160 to 170 feet, which is what was in that initial memo. And what's required? So, and again, based on like a full traffic standard, if you are doing, you're either doing the regulatory posted speed limit, or in a traffic study, you do the 85th percentile of what is measured. So typically during a traffic study, when they're doing their traffic counts, they would set up a radar gun. And over the period of the traffic analysis, they would be recording all the speed of any cars coming from either direction. And then they would calculate that 85th percentile. That's correct. And what we have said to you is we're not asking you to do that traffic study, but we are asking you to have somebody stand out there, watch during certain, the peak times, and see- What it looks like with some kind of a hand measure or even, it doesn't have to be a major do. It's just that you cannot assume that people are traveling there at 25 miles an hour. And I think that was the speed that you used in what you presented. Right. And what we assume is actually probably a lot less than that, just given the fact that they're approaching a stop sign.
I'm a little confused.
Again, that study would actually, it would bend the speed of the traffic. But it is a traffic study. There isn't a stop sign in each direction on the approach. No, there isn't. I'm also confused about your statement that you have 160 feet of visibility. I don't know what that means. You have two streets intersecting. And as you come down one street, there's a blind access on the left. And you, I can tell you, you don't have 160 feet of visibility for something coming. From that other street. And the visibility we're trying to get is on the corner of Cobb Street, back north away from that intersection. You need more clearance. We all stood there and saw that you can't see even the length of a car, let alone 160 feet. So you're being unclear or you haven't done a thorough enough study. And I think you need to report accurately and scientifically and get us some facts on this. Sure. And again, that just to clarify that that estimated distance is based on the removal of the two trees that are within the right of way, which Matt was speaking with the DPW. Well, that's a start, but we also were talking about whether or not the fence stays or the fence goes and how far back it has to be as well, because that will block the visibility of that intersection.
Yeah, I think we've removed the fence on the site.
That's why. We removed the fence. Yeah, correct. All that needs to be written down in a report and say, this is why it's going to work. That's all. Matt, are you on the traffic? What is a traffic study? Really? Yeah, it really is. Yeah, so no, it's not. It's not a full-fledged traffic. Normal traffic studies about volumes of traffic and how many cars you get different times of the day. That's not what we're looking for. We just want visibility. And recorded speeds, correct? If you, you can record them yourselves with a handheld thing. I mean, I think that's how we've done it. Sometimes, you know, there have been five cars that have passed, ten cars that passed in the last hour. These are the speeds. But not midday. No, you'd have to do it for it. To be meaningful, it would have to be during the time we're concerned about, which is the drop-off or pick-up of students for coming from the school. So that is the parameter that you're concerned with? Yeah. So that wasn't drop-off school time. Yeah.
So, I mean, Brandon, I mean, we have to hire somebody to, yeah, I've got someone that can, that can do this.
Yeah. Great. That's encouraging.
Are there any other things that anyone recalls?
And Robert, you too, let us know what else was left open. I'm all set. No, it was the curb cut, the trees, the fencing or landscaping. And then the major thing was the non-profit. I think we dealt with, I think the stormwater was all set, as far as I remember. I think you've gotten your permit from conservation. No. You haven't yet? No. I thought they probably did give it to you. I don't disagree with you. I believe that they did, but they haven't. Okay. I thought there was a 10-day period that I was supposed to receive it, but we have not. Okay. But they were satisfied. Are you on this next tree hearing that is on November 4th? You are? The trees are on it? Great. Terrific.
How would you like to proceed, Matt?
We, I, I don't like... I'm going to keep dragging this out. I really would like to get it over with.
I absolutely agree.
I would like to get this over with. I just...
Well, let's...
I mean, I guess... I guess... I guess I'll... I guess I'll... I guess I'll... Go ahead. Sorry, go ahead. I'll just think about what the outstanding issues are, and then think about backwards, like what else needs to be done to sacrifice the planning board's concerns or outstanding... Yes, we can have these modifications done. I think that that's easy enough to do, for Mark to do it, from the sounds of it. You know, this... The fencing is on the plan already, but, you know, I was under the impression we did not have to, you know, go through the extent of this traffic setup. But we will go ahead and do that.
Thank you.
Well, is there a traffic study or... Maybe you could ask us some specifics on it, because I don't honestly remember, you know, being told the time is in the school drop-off time. Well, normally you would do it in rush hour. I just did not... And what we've done with schools is ask for rush hour and for the school times, and some of them are the same. Rush hour and the school times. And there's this... AASHTO has the standard rush hour times. They call it morning peak and afternoon peak. Yeah, I'm sure that, you know, the traffic engineer is very familiar with, you know, what is typically produced. You know, maybe I would ask the board to, you know, give me a, you know, what... Exactly are you looking for? So I could, you know, give that to the traffic engineer and...
I mean, I've got, you know, recording the speeds, you know, in an hour-by-hour...
What we're looking for is a site distance analysis. Okay? So he should know what that is and when to do it, and you want it for the peak hour in the morning. And the peak hour in the afternoon. And if those don't coincide with school time, then the school time as well. I think the morning peak will coincide. I think there'll be a slightly earlier one than the afternoon peak for when the schools get out. It's an elementary school and the hours are listed on the webpage. I think this is... This is where we're getting confused because site distance is completely irrelevant to peak travel times. So in a traffic study, when they identify that traffic counts will be measured during peak conditions, which are typically your commuter hours or school times, that's when you're looking at vehicle trips. You are correct. The site distance, how far you can see down a road is irrelevant to... You're correct. What time of day. The problem is that we've been going at this for so long in such a disjointed way that it's really hard to keep track for you and for us, but you're correct. But for site distance, you still need to know what the traffic is. You're right. We don't need the peak and we don't need the morning. I mean the peaks, but we do need to know how far you can see in each direction because we're concerned about cars coming from Hobbs Road onto the other road in front of you, which I can't remember if that's Alden. And we're concerned about cars coming from, I think it's Alden and going up. But a part of that is the speed at which the cars are moving because there's a different site distance required depending on how fast the cars are going. Correct.
It's not just standing there and saying, yes, I can see.
This far. And yes, I can see that far. You have to know if they have enough time to get out of the way. So would we so this this information may change if DPW allows removal of those two trees. I think that one can.
Yeah, I think that a good traffic engineer can figure it out.
All right. Okay. And we're going to we have the hearing one second. And that yes, back to that other point. We also said at the site that if the DPW doesn't want to remove the trees, you can also limb them up. Just get the lower limbs high enough that you can see under the trees and that is an acceptable alternative. How would I ensure that the planning board knew that that was the intent? Can I just agree that, you know, verbally that yes, of course, that's is what we would do. In addition to the landscaping plan that we've submitted because maybe there's not a line out of it says that, you know, specifically addressing that issue. I'm not following you because in order to touch the trees, which don't belong to you, if they're in the town's right-of-way, the town has to agree at a tree hearing for you or the tree warden has to agree to tree hearing that you can either cut the trees down or I believe that for trimming. It doesn't have to go to a tree. Hearing. I think that they can just the wardens can just do it. But the wardens are the Board of Public Works. So they would need to discuss it. I guess at a meeting. I don't know unless they've delegated Authority.
So I could specifically ask Joe to

if you want the trees to come down, you've already want them to come down.
Correct. You can tell him that if the board is inclined not to take them down that you would like permission to limb them. To create a greater sight distance. Okay.
I'll make that getting back to where we are.
What we told you the last time was that it's fine. Now, you've got a lease. That's nice. How are we going to move this forward? And because we have to have a set time to extend the hearing until and a set time to issue a decision.
And you and Mark should look at the bylaws and see and the law and see how long you can.
Get your permit for. What the extensions are that are allowable.
Okay, but but the the board is

you know, willing I guess or the standard is two years is what you're saying.
Yeah. I'm sure it looks good. It's a site plan regulation. I don't know. It is in the zone. By the way, it was just a regulations in that. I don't know. That's what I was asking. I'm looking. I'm looking at 302. And there's revisions amendments to approve land. Or lapse of decision more calling up under decision appeals under 302-24.
The see you're looking in the regulations.
Yes, I'm trying to see anything in the bylaw. I'm well, I'm trying to make sure because regulations can change by Lars. I know I thought it was in the bylaw because I thought we did this before with someone else recently. Yeah. Unless I'm just trying to it's under three. I see a regulation has been transferred. It's also in the bylaw too. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah. Yeah, I mean, if all we can get is two years and that's what we'll, you know, we'll take the two years. I mean, yeah, we'll look at it with Mark and see if and we'll look at it to offline. Yeah, I just want to yeah. And you said there is a vehicle by which we could get an extension, you know, if there is and again, I thought it was just for a short period of time and I might be confusing it with a special permit. Okay. I mean the point of it is so that someone doesn't get. But we're looking at kind of a site plan and take 10 years to build a site plan out. So that's based on a typical site plan and commercial property nowadays promote to a typical site plan and commercial property. Craft properties that I want to go where there's need the funding, you know, it's a little different story. Craft properties that I want to go where they just need the funding. You know, it's a little of a different story so that you're at the end of day. oft within the they are at the end of day, but just really believe in the board, but also amended and important in the section that either then or, you know, based on. Whatever you can kittens. That or we could wave it. That or, you know, based on. Or we could weave it. Either ways or we can except the other way then he can we it if it's justson. just the regulation because i i mean i don't wouldn't wouldn't recommend waiving it for all cases but i think there's sometimes when you're looking at this where you're probably like you know i guys i know you guys if you guys have the money you guys would be done we'll be pulling them in tomorrow if you could but you just can't if you can't get the funding it's you know chicken for the egg so um what's this let's internally we'll look into it and see if there's a way for us if you've already closed the hearing to maybe potentially you know we could also waive it with the regulations only okay so okay so for the tree hearing is going to be on november the fourth um so you'll know about the trees at that point in time and then um you're going to do some kind of traffic thing or i don't know what you want to call it but sight distance thing uh you're going to amend make the additional changes to your um corporation documents or the lease documents um and uh is there anything else no um are we going to need a new the site plan change robert if the trees come out um i changed the site plan if it's i've done this if the trees are on this about the site plan they got and that proved to be taken off then we were good but if they're not they if the plant the trees are off the plan but the the um at the public hearing at the public hearing and they're taking they're not taking down then it wouldn't need to be put back on so you know based on what's going on in public hearing i guess the trees to be removed are identified on the public hearing site plan already has to be removed yes okay and the fencing i can't again this has been a long time i can't remember um what the deal is with the fencing we're not showing the fencing okay we're showing it as being removed being removed okay so um when do you want to come back and leave yourself enough time to do what you need to do
so i guess i guess my my biggest concern would be the you know traffic engineer granted what how
long does it typically take to you know organize retain somebody you know get somebody out there and pay him typically a couple couple weeks i would think we're looking at number 18th if you don't because next means the fourth which is definitely not going to be enough time because the boys are going to want to see something done by at least by next friday so we're looking at the 18th which is you know about about a month month off or there's december the 2nd or december the 16th if you want to do it all this year
i don't want to you're going to want to see something from dpw and the
documents correct how long does it take them to give you a piece of paper give you after their decision they they'll they'll have listed all the trees and then they'll have a markup and i mean we can ask them specifically to send that to us but it'll be in the public record that they agreed to take down the trees so is that a month there's a period for appeal i don't know how long that is um and uh usually you know at the time of the tree here in the forest hearing if somebody's going to have a fit or not right and so if that happens on november 4th if you you know if it's similar to conservation there's the 10-day waiting period so mid november so then that your next time slot would be december 2nd yes so it'd give us you know the month of november to get our paperwork from conservation from dpw um and then the traffic study yes i guess i'm i'm assuming that the you know the trouble in that lease authorizations are pretty simple i think that that's and robert will you work with them as they're moving forward to just make sure it stays on track um so do you want to go to december the 2nd or do you want to go to december the 16th i'd like to go to the second i mean when we once we need to know at least 10 days before or a week before the year right so then are ready or you're not ready because we have schedules and then we wind up having dead time right so you're right so then i'm forgetting about that so then the 16th then and that that that make would make sense okay at 7 15 at 7 15 and you'll get the materials in when in advance robert when do you need them seven to ten days in advance ten days ahead so 16th sometimes 79 of december early early that week or by that wednesday at the latest okay right yeah at least then yeah at least that robert can review them and if there's an issue he can get back to you right so i just for my notes sorry so i would just say all materials do the ninth the ninth to send the materials in at the latest that's the latest right december get them before that it's better sixth okay and we also need the uh and and if we don't have them then we're just we won't we'll put you on the agenda for like two seconds and um we might vote vote because we just can't keep carrying this forward i understand well what's on the 16th yeah i mean if it's not 16 or 17 that's not gonna it won't create much dead space in case something happens yeah be fine um also with um i understand well what's on the 16th yeah i mean if it's not 16 or 17 that's not gonna it won't create much dead space in case something happens yeah be fine um the we also need an extension for the decision i can do that tomorrow and uh robert when do you want the extension well we'll get worried because it's christmas yeah so i'm looking at all the holiday and all that coming up so i mean this is it's it's gonna be because of the holidays and making sure that we don't like laugh no nothing happens uh 25 29 30 i mean i i'm not worried about writing decisions and also the bills there's always coming holidays of christmas and all these closures are actually physically of the of the office being closed so you can't put on those days i'm not i'm sorry i'm not following you um probably let's say let's say that 30 of 30 of december that gives at the 16 that gives two weeks to render something or to to submit if it's approved on the 16th for the decision to be actually sent to the town court i'm sorry so when we're meeting on the 16th i would propose the 30th of december and but we don't have a meeting until january the 6th for the board to consider the decision then i would then i would propose the 8th of january at 2027 and that would be every two days after that after that went after that wednesday just in case that you need to have another meeting to review the decision so i would say the 8th of january 2027 or or the week after the 15th just to give a little more wiggle room well you pick uh let's say 15th but i mean but i will i will i will as always i will get the decision out as fast as possible okay so we're we need from you john uh an extension for uh issuing a decision until january the 13th 2027 from matt yeah we can ask yeah we'll ask mark to write that up is that how we did it last time uh either in email or the or that that document that has it's the formal document it doesn't matter we can whatever it needs something if if mark mark writes it up that's fine okay january 13th 2027 wednesday january 13th at 2027 yeah 2027 okay and um can i have a motion to continue the hearing on pb 2601 uh one hobbs road uh supportive living residents uh until um december the 16th at 7 15 pm so moved second okay um i'm going to take a vote in one minute i want to just make one more comment um your oak street street management no i know you want it to be oak street management inc you haven't you don't want it to be oak street oak tree i'm sorry oak tree management correct sorry it's just wrong anyway yeah it's wrong on the agenda um anyway um at the secretary of state's office your last filing of an annual report was 2024 so you're listed but at a certain point they drop you off as not being a corporation any longer so you might want to fix that um yeah yeah yeah yeah the uh i am familiar with that report a good standing we can if you want we can get a letter of good right which you'll need for the banks yes okay um all in favor of the extension uh the continuation of the hearing until uh december 16th at 7 15 p.m bill sterling yes jesse newberry yes robin borgstedt yes i reminded you yes annette lewis yes thank you gentlemen thank you thank you very much board thank you
okay moving along we had a continued hearing or a meeting with the eight parkridge road
parker's road about the change is they have asked for extension in writing for the next meeting for them to uh look into other options with for a master master law 40a they need to i think go down that route with what they're doing so they are not going to be here today um and they just asked for a continuation to the next meeting to investigate a little more on their side yeah i think what they said was they wanted to see if the new amendments to the zoning statute that um came about in the budget bill uh for um
non-compliant what is it non-conforming uh buildings could be somehow used by them
in order to start again and ignore the denial that they got so why don't we just ask that be continued to next meeting me though um if we do that our next meeting is november the 4th we have a tree hearing at 6 30 7 15 is the mwra yeah we'll be after that they understand i know so how much time do you think we need for the mwra an hour yeah 8 15 for for a parkridge okay and then also they know that they need as this attorney knows he knows that you know things don't always move as fast in those meetings so you'll probably just be on standby and waiting so i don't think they have any issues that so 8 15 okay um can i have a motion to uh continue the hearing on pb 2605 8 partridge road um until uh november the 4th at 8 15 so moved seconded all in favor jesse newberry yes i reminded you yes robin borgstead yes bill sterling yes annette lewis yes we don't have the list of trees yet do we no we don't i will look into that and they should that should they should have the list already so i'm not sure if it's just an oversight um but that we we have already had it so people can go on the site and now and look at if they have any really good real major questions so i'll reach out to joe about that okay moving along the asbell plan for the sea away and now there was some concerns about them not showing potentially the fencing on the plans or i know that came up it's just not noted they actually are the posts are drawn but there's no note saying that there's a fence yeah everybody's all right with that because it's already built it's yeah it is most say that these as well plans are from the other point of view of the things actually needed is uh complete from the the town server and the town engineer are completely okay with this and they had multiple rounds of revising it um and the town server is uh very has a very good eye and um and look and make sure that these can be uh we can replicate it like someone can actually take these plans and you know we're going to have to do a lot of work to make sure that these plans and copy and and recreate the whole development again if from scratch so put the thing up because it doesn't have any notation where they put the utility stuff and i think somehow it needs to be clear that it's there yeah you want do you want to say on the on the on the legend is that you i don't care how they do it either on the legend or with a an arrow pointing to it whichever is easiest thing for them to do but you can't tell what that whole area is it says gravel yeah i mean which is no longer there by the way the gravel is gone it's all it's all grass now so that should come out too yeah i mean it's awfully small and i tried to blow it up and is there a way to blow it up a little more so that we can see that area yeah just you can zoom in but bill you looked at everything else and everything else is there yeah it all looks fine now yeah it just says gravel and um it's again you can't tell what's there at all and for the future it's murder for people when you don't know what was there if there if it something happens and it blows up cp is that in the legend too yeah i was looking for it i don't see it oh concrete pad okay yeah and what's under the gravel's gone what's under there do you know bill uh the area is all grassy now well there's there may be gravel back in there but all the way around yeah i think there might be extended way out yeah they might be gravel for fire something you can leave the gravel there but uh yeah that's right but you can't tell that there's a fence there either and you can't tell yeah it's drawn but it's not noted that's all plus what we approved was um some corner landscaping and some um right within oh it has an opening in the rear yes that's on purpose yeah i mean it needs to just have some kind of notation somewhere and the fencing as it is isn't doing what we asked it to do it needs to conceal what's behind there and that hasn't been done i've been told it's happening but i haven't seen it yet that's that's my understanding that they got a little delayed that's just from what i heard from they i know they've been working hard on this and i absolutely put a lot of pressure on them to get this done as soon as possible yeah they are i talked to mike about it he is going to do it um the quite the real question is technically the temporary co runs out at the end of the month the question is can that plane board approve it with those changes be done so that we can move this along i think we can just say approved as noted in tonight's meeting and basically that's what i would recommend yeah and then they will fix yeah that and then we'll sign it after that do we have to sign this i don't think so no okay but it was the mini with the week they have like you know fix it and submit new uh hard copies back and you'll make sure that that happens robert yeah i make sure these things don't leave my i know my list of things they open over again i gotta keep bugging people out and i'm in this point i will just bug people until they get done okay so that would be everybody else feel about that okay i had one other question on this at one point when we were in the building and that you had questioned whether the screen porch that's on the northeast corner of the building is actually shown on these plans yeah it's the bump out there where it says okay where it says thresh okay 125 that's the screen porch yeah okay all right then it's fine so the changes are to label look at the new note the gravel uh location and also label somewhere on the on the plans by the fence the fan and that there's a utility thing there and utility wherever they call it okay yeah i think they'd be okay and the easiest thing would be i think to have a label rather than a a symbol but whatever they think and the other thing they need to do also beyond the approval of the of the uh as well plan is to have a label rather than a symbol but whatever they need to record all of the decisions and i already have given that i wrote it down and i will came up to michael uh fayette mike fayette to to do that there's a list of all of the app all the amendment decisions that need to record too what's the date on that as built plan um something in august let me see it said june 24th 2025 which is not correct i would also ask them to uh make that make that change this is just it's it's they just didn't update it which is sloppy and lazy i know but if we're going to make a motion we need to be able to say i would ask them to to change of the as and have them change it to october with these changes um even though they did to today's day no it doesn't have food on it and that'll be what he has to put on there um um or whatever date they change it to whatever day either today's day or to a date that the they make it the engineer is comfortable saying if he if he wants to certify and says right well so so actually when you go back the revisions are on there it says the date where it says when they update the plans and the revisions the bottom part just has the wrong date but well that's how they always do it they should leave the bottom one where it is so what's the date of the revision uh revised august 25th 2076 that's fine that's that's um that's appropriate so actually it might be fine but they would reference and uh and that should just be the revision date yeah i was just going to ask what it was august august 25th 26th yeah 25 26 okay in that same area that we're talking about with the fencing and the gravel are the electrical electric vehicle charging ports supposed to be on here or not yeah they are aren't they they're i don't see them uh can we see it again let me look i'll put it back on give me a second they may not be labeled they were on the early they're not labeled they're not on there right right yeah they're these little yeah they're those little squares yeah that's those those charging stations too many little things in here and it's that on the it's not on that thing on the side is it in the is it in the um legend i don't know seeing the little squares that says catch basin i didn't got work so they need to label that too then robert can you go over this with a fine eye i know that the other guys did but i don't think they were looking at these kinds of things yeah so i would have them modify anything that was discussed at today's meeting with the utilities the ev the gravel the fence and anything that that that the plane helmet goes on site and any small changes yes i'm not concerned about the major like stormwater stuff it's on the page and that's on page two to five but anything that should be labeled or should be included in legend so something like that any like i catch all that like if we don't have to sign this no and we delegate to you the authority to determine that it's complete sure when all of your stuff gets done yep that'd be helpful yeah i'd feel more comfortable doing that yeah okay um so um i like uh a motion to authorize the town planner to uh review and approve the final council on aging as built plan for pb 2303 the uh council on aging community center so moved second second uh bill sterling yes uh i reminded you yes jesse newberry yes robin borgsted yes annette lewis yes perfect i'm hope what a promotion robert you lucky boy oh well well speaking of promotion we did uh the town did a point or i promote uh anita flurry and now she is the plan project manager of planning and zoning so she's gonna get way more involved in planning zoning and beyond this is the future of planning and zoning so let's get into it scope of stuff that she was doing in the past including all the administrative stuff that she was doing she's going to take more of some responsibility things that i i neary was trying to do before but didn't accomplish so um congrats you're gonna be great yeah so she is she working for you she is working uh she still works for planning and and zoning but it's kind of more more figuring to together the plan is to move me eventually down the hall to where land where the building and health and conservation is but that hasn't been done yet just because of financial we have to make we fix the office but we have that and then we can have a new building commissioner um tom zupper was appointed uh last week and he is now the building commissioner which he previously was in the city of garner and he started off with us last year and now we have made it to the building commission and he's been on the mission for almost a decade now and now we have made it to the commission for almost a decade now and now we have made it to the made a switch and nate it's gonna is now the local is back to local um building inspector but he's gonna retire in the spring anyways so some changes um but nothing changed from a planning board point of view it just what we want giving it a uh a little more of a challenge we know that she has the experience and the bandwidth to do more of a challenge than doing just straight administrative stuff so um recognizing that and reflecting that you know from a promotion wise so and who will she be reporting to still me in building and it's still it's still um it's still a joint thing okay but yeah i mean i'm not really that piece i'm not worried about with uh tom i think we're both on the same page and to on that piece and we both think highly of her but we also want to we'll we'll she's she's capable of multitasking um from playing and zoning but definitely getting her more involved um great i i definitely have tried to get her more involved and would love to get her involved in some plan review too in the near future yeah it's good uh the other update i had was the housing production plan the town has chosen um outwith studio and beals associate to do the housing production plan um outwith studio is a housing um consultant out of philadelphia um june and she was in work for mbpc and she's done some um stuff on the cape um now she lives in in philadelphia and then also beals associate has partnered with them to help out with some of this of the some of the zoning and um technical stuff and that will is started and we're now we are trying to form the housing production plan steering committee and i think robert has volunteered to join in that room is that correct i think i was volunteered yes you're fully told yeah but i think there's like we're excited we're excited i think there's um unfortunately if you were at the wayland day we we weren't quite there yet with the contract so we could not i didn't i didn't i personally did not feel couple releasing the name of who it was but um but i know that there was a table for from the housing partnership or housing trust and we discussed a lot about 80 years but i know there's a lot of interest on people want to see what's going on people just don't know what's going on and i think that's a really good point if you're a lame person and you just are working in a family you really have absolutely no clue that there's a housing production plan that's being um established and working on the next year so um i know that members of the plan will definitely be getting involved and even on the steering committee or to be some focus groups we're now working on some outreach and working on some focus groups on and just getting some different opinions of what people want to see within the next five years for housing and so yeah so i have the update but yeah i wanted to you can provide the information but yeah i'm excited i think our studio has done some work in massachusetts and then also from the bills associate side um we have a uh a past nx playing director who was um tested very much in in the in the city of town of milton so um he can bring a lot of uh bandwidth of outreach and and he understands where you know sometimes it's been tough to talk to a crowd of people housing he was on the side of trying to push the mbta zoning which worked and then got repealed and now they're still in litigation with the state so we're excited so okay robert with the um anina's new position can you have her check to make sure that the handout on adus that we used at the town meeting is online someplace we're i know i'll do a check i thought i thought i was but i'll check out easily fine well i couldn't find it so that doesn't mean it's not there okay i'll check um moving forward with our stuff um the route 20 corridor stuff is underway um bulk energy and ground mounted solar is underway with mapc um and we'll make an update on that sure why don't you do that sure so we had a meeting yesterday uh with with the some members of the city of milton and we're going to be doing a little bit of a fun event it was uh i think i think it was annette i think abel was joined um with the energy climate committee um it was a high up uh meeting just mvpc we've i'm trying to partner with mbpc to to help write the solar bylaws so that it really comes out that the eventually thinks that the plan would and the energy committee's hand and have we were third party um experts come in and provide us some input of what we as whalen should probably put into our bylaw for solar and Apostleburg and what we've done just like we've seen what we've done in the past and i'm一 solar grandma solar but also uh battery storage um so we had a kickoff meeting yesterday just to give an update of what's going on um and then also express them that we deadlines are really tight if you want to get this passed for next town meeting in may so we would need to hold a a zone public hearing within probably early or late may uh earlier late uh december potentially so um and robert had shared with them um what we had come up with so that they could see what our ideas were good i just don't have i don't have the bandwidth i personally don't have the bandwidth i in town i know that olivia i don't think has bandwidth and the experience to write something um and it would also be helpful just to have um you know professional planners that that you know are that are energy planners that have the ideal of this and know what's going on and can really take a bylaw and take our ideas and and mold it into something that would be a pre-no approval by the state in d or so um so so for this town me town meeting articles have to be and i think by january the 15th we strive to have our hearings before that so that we can make any necessary changes um in advance um so we have we're aiming for the uh solar stuff to go to town meeting um um we're working on a plan to make sure that we have a plan to make sure that we have a plan to be careful about weight dimensionally on the 21st that's a key indicator i'm sure about beinging on the route 20 thing but i i kind of doubt that it'll make on the route 20 thing but it'll make it this year um but probably next year it's a sweep that i've done a piece of last year kinda doubt that it'll make it this year but then we also had talked about pipe missouri also talked about doing more housekeeping um but probably next year um then we also had talked about that we need to do because of this new for it to be more like a house-keeping budget bill and then there's going to be and two of these are eating rooms first training for us's and eeneh sent us all education peace andkey team members kennecks training for us's and eeneh sent us all notes notes and it would be really helpful if everybody cents on a table of their own participated either remotely or in person. And Robert is, I think, keeping track of the things that we need to do with housekeeping. We need to think about whether we can have the bandwidth to do something with the site plan regulations. But I think that the zoning thing will force us to do something with the site plan regulations, the state statute change. And then signage bylaw. We promised the zoning board that we would do something for the signage. And Bill, I think you said you would work on that. Yes, I did. Bill, I can tell you, we can work together and I can give you what. The question is how big changes you want. We can make minor changes and there's some things that I've thought about that will be helpful and I've gotten feedback from people that would be helpful for businesses. How wide do you want to make the changes? I think you should. I think you should make what the zoning board asked for. They wanted to have information on how many sides of a building you could have signage on. The sizing. I can't remember. I could find my notes somewhere. But I mean, he listed, Tom White listed the things that he really wanted done. I'll also come back with what I needed on this because I'm not sure exactly what they were looking for, but maybe I missed it. Well, those. I know those were some of the things.
All right. And there's some other things that have come up, too, about temporary signs, too.
Yeah, I'd like to see that list. I haven't seen it. You were at the meeting, too, Bill, when he came.
With Tom White?
Yeah.
I thought you were talking about something new.
No, nothing new. This is when you were at the meeting and we all talked about the changes. You and he were pretty much in sync, I thought. We are, yeah. I'll look back my notes on this one to make sure that I cover what they're looking for. Okay. You can check the minutes and any other notes. Yeah, exactly.
But again, what we're aiming for, for any of these things, we have to have a hearing.
We need to give, what is it, two weeks notice of a hearing? Mm-hmm. For zoning? Yep, two weeks notice. Okay. And then get public comment and then finalize and then write a report and get it into the warrant.
Are there any other comments and concerns from anyone?

Nope.
Okay.
One for me.
And you ready to go? I think so. Can I have a motion? Our next meeting. Let's do a adjourn. This means the 4th of, remember. And don't forget that meeting starts at 6.30 because we have the tree hearing. On the 4th. Yeah, since, you're right, it starts at 6.30. And what's the date of the thing with town council? I can't remember. I have it on my calendar. The workshop? Yeah. The 23rd, November 23rd. Thank you. The Monday of Thanksgiving week. Yeah. The Monday of. But you can do it by Zoom when you're driving in your car.
I stay home.
It's just a busy week to be doing that, but whatever.
So, motion to adjourn?
Yes. Motion to adjourn. There was a motion to adjourn. Yes. Exactly. Give it to Bill. Well, you can fight over it. Bill can take it. And there's the second.
Thank you, everyone.
You want us to vote on the motion to adjourn? Oh, yeah. Thank you, Robin. Or else this just perpetually goes. Yeah, right. Bill Sterling. Yes. Robin Borgstead. Yes. Ira Montague. You bet. Jesse Newman. Yes. Annette Lewis. Yes. Sorry. I'm not all here.
Good night, everybody.
Bye, everybody. See ya. Bye. Bye. Bye. Bye. Bye. Bye. Bye. Bye. Bye. Bye. Bye. Bye.
