The property sale of the former Whole Foods Plaza (Wayland Village) closed on October 10, 2025. The lease of February 2014 with Fresh Market, Inc. was terminated. The seller, Wayland MZL LLC, sold the property for $6.75 million to HIPCF II GDG Wayland LLC. The seller purchased the property located at 297 Boston Post Road in 2012 for $6.3 million.
HIPCF II GDG Wayland LLC purchased the property at 311 Boston Post Road on September 25 for $1.7 million. Two office condo units on the property were combined into a single commercial property and are no longer part of a condominium. HIPCF II GDG Wayland LLC has leased at 297 and 311 Boston Post Road to URBN US RETAIL LLC on August 8, 2025 for approximately 12 years with two options to renew the lease for five years.
Terrain, owned by URBN, will open a new location at the site. It is a separate brand from Urban Outfitters, which is also owned by URBN. Terrain focuses on garden, home and outdoor living products, with some stores also featuring cafes and event spaces. The Wayland location will include a café and event space. There are 12 retail locations in the U.S.
The Terrain project in Wayland is designed to reuse the existing buildings without expanding their footprint. The project involves rehabilitating and improving the existing structures through adaptive reuse, rather than building entirely new ones.
Despite some Wayland residents’ concerns, the Zoning Board of Appeals voted unanimously on May 13 to approve a special permit for a proposed Terrain restaurant, event venue and retail shop. For more details, see “ZBA Approves Terrain Project, Hears Others” (waylandpost.org, May 30, 2025).
