The Wayland Housing Partnership discussed the future of 212 Cochituate Road at its Sept. 16 meeting, including a potential request for proposals for affordable housing on the roughly four-acre town-owned site.
Members discussed a concept involving two to four dwelling units. A separate reference to approximately 20 concerned the number of people members hoped a project might serve, not a previous proposal for 20 dwelling units.
The partnership also received differing reports about the status of the request for proposals. One participant said it had not yet been issued, while another relayed information attributed to Housing Trust member Chris Reynolds that it had been mailed the previous day. The meeting did not resolve that discrepancy.
Members also discussed septic capacity as a potential obstacle to accessory dwelling units. A participant cited replacement costs of roughly $25,000 to $35,000 while discussing septic systems, but the figure was not presented as a formal Board of Health finding that an additional ADU bedroom would automatically create that expense.
The partnership reviewed an Acton-style cluster housing model under which a parcel that otherwise might support about seven conventional homes could potentially accommodate approximately 14 smaller units while preserving additional open land. Members discussed the model as an example for further study, not as a determination of what could be built on a particular Wayland parcel.
The partnership approved its fiscal 2026 annual report as amended and approved its Aug. 11 minutes with corrections.
